Santa Rosa Cannery Affordable Housing. Architect SSDP (Owner: The John Stewart Company) is one of the largest planned communities in Santa Rosa on 3.4 acres alongside the Santa Rosa Creek, in the historic Railroad district. Project is completed. Consisting of 129 affordable housing units, studios, one & two bedrooms located in this beautifully designed six story building. Lumenworks was the Lighting designer for this project. Our team has been On-Time and in Budget with our work. The Cannery at Railroad Square Affordable Housing: has 129 Units. We were the Lighting Designers for the entire project: All the Interior which also included the Garage and Level 1 to Level 6 and all the Exterior Landscape 1st and 2nd Levels. We have worked with the client for years are different low-income housing projects. City Of Santa Rosa and Sonoma County Income Qualifications to rent, Rents and Occupancy Standards. Eligibility is income restricted, all income and asset sources must be verified. Completed 2025.

El Cerrito Plaza Parcel A-South Project (Pyatok, Related Companies Real Estate (Developer) and the City of San Pablo) is affordable housing on a half-acre lot. The project will be developed in 6 phases over approximately 4 years, with the first building (Parcel A. South) expected to start construction in 2025. Lumenworks’ are the Lighting Designers. 6 Story Building. Provide Lighting Design Layouts, Lighting Fixture Specifications, Details, Photometric Studies and Coordination with Architect, Owners, Landscape Architect, Interior Designer and Electrical Engineer for the following Areas: Unit Entries All Levels, Corridors All Levels, Elevator Lobbies All Levels, Community Room, Laundry Room, Bicycle Storage, Common Areas, Building Entrance, Exterior Building, Courtyard & Podium Terrace, Residential Lobby, Property Management Offices, Garage Entrance, Level 1 in our Scope on Page 4 also includes central courtyard (except back of house spaces), and Level 2 outdoor podium terrace, residential corridors. El Cerrito Plaza Parcel A-South introduces 100% affordable housing to a half-acre of a former commuter parking lot. The project is the first phase of the larger, 8.3-acre El Cerrito Plaza BART transit-oriented development to get entitled for construction. It will be done in 4 phases. The six-story building is located immediately adjacent not only to the BART station and elevated rail line but to the Ohlone Greenway pedestrian trail and the intersection of Central Avenue and Richmond Street. Parcel A-South is formatted for modular construction and will include 70 1-, 2-, and 3-bedroom apartments above a one-story concrete podium. Amenities include a residential lobby, community room, manager and service provider offices, mail and parcel rooms, laundry, and vehicle and bike parking. The design partially encloses a 3,300-square-foot, south-facing courtyard whose on-grade location significantly reduces concrete use in alignment with the project’s sustainability goals. As part of its goal of being a highly transit-oriented design, Parcel A-South will provide 1:1 bike parking and 0.5 car spaces per unit. The development includes a total of 6 buildings that will provide 743 new housing units. 47% of the total units will be rented at below-market rents. The project includes a total of 22,000 square feet of new public open space, including a new community plaza along Fairmount Avenue that will be approximately 0.5 acre in size. The project also includes 2,100 square feet of new commercial tenant space and features an opportunity to include a new 20,000-square-foot public library adjacent to the community plaza if the City can identify funding. The project will contain a parking garage with 145 parking spaces for BART riders and 266 parking spaces throughout the project for residents of the project. The project had been awarded $39.1 million in funding from the State of California’s Affordable Housing and Sustainable Communities (AHSC) program.

Redwood Blvd. Novato with Habitat for Humanity – project includes 80 residential units and a 2,154-square-foot commercial building on a 13.5-acre site. The 80 residential units are housed in 6 detached single-family dwellings, three 6-unit buildings, and fourteen 4-unit buildings. The multi-family unit types include townhouses and one-level flats, and range in size from 864 to 1,490 square feet. The proposed single-family dwellings are 1,478 square feet in size. The two-story residential buildings are up to 25 feet tall and three-story buildings are up to 35 feet tall from the lowest finished grade to the highest roof peak. The commercial building is a 2,154-square-foot, one-story building measuring 26 feet tall from finished grade. A total of 185 parking spaces are proposed, 23 of them near the commercial building. Marin Housing Trust Fund’s gave Habitat for Humanity for the project $5.3 M in April 2025. This is the largest low income family housing in the county. They have a great team. I assume that the project will be completed in about 2 years.

Project: 123 Independence Dr. Project: 123 Independence Dr., Menlo Park. The Sobrato Organization is redeveloping the project site with approximately 116 for-sale townhomes and a 316-unit multi-family rental building with an approximately 2,000-square-foot commercial space located on the ground floor (a total of 432 dwelling units) on an 8.15-acre site located at 119-127 Independence Dr., 1205 Chrysler Dr., and 130 Constitution Dr. The approved project is utilizing the City’s bonus level development allowance for increases in density, intensity, and height in exchange for community amenities. There will be 432 dwelling units (116 for-sale townhomes and 316 multi-family rental units); 66 below market rate (BMR) housing units (15% of the total 432 units) for low-income households, including 18 townhomes(For Sale) BMR units; 8 additional for-rental BMR housing units, for low-income households, as the project’s community amenity; Approximately 3.1 acres of open space, including approximately 1.1 acres of publicly accessible open space. Started project about the end of 2023 and the completion about 2 years from now.

Sunnydale HOPE SF Block 7 in San Francisco, working with Saida + Sullivan Design Partners, the City and County of San Francisco. Block 7 is part of the larger new master plan for the entire community of Sunnydale. The design includes 88 family-size units, a garage, a prominently placed resident lounge, a laundry room, a deck overlooking the public park, and a landscaped courtyard designed with families in mind. Block 7 is uniquely situated at the terminus of the proposed new public park. The design utilizes the transparency of the resident lounge and deck to connect visually to the public park and the landscaped courtyard making evident the residents stated goals of healthy places to live and play. STC Venture, LLC and Private Artists projects: We have work with them on 4 public projects for Artists sculptures. We are currently working on one of them. Also, some of our Multi-Family projects have Artistic projects Exterior and Interior that we have done the lighting design working with the Artist and the Developer. These projects from range from the East Coast, New York, to California.
