We spent late summer updating exterior hardscape on our home. Wished we had done it sooner, but each year we plan a new project (s) to update this 45 year old house, that has become our Home Sweet Home. Slide for the before pic.

Enjoying the casual feel and warmth of our new furnishings and accessories which are more pet, child, and adult friendly. Leather couch took a spill the first month and cleaned up beautifully with dawn soap! Love the edgy feel to the decor. Working on my primary bath and bedroom next. ☺️

Paint goes a long way to make drastic changes in your home. For staging purposes, I’d recommend staying with neutral colors to attract a wider audience. However, if you are NOT selling - follow your heart and own personal style. The wall color is Sherwin Williams Parisian Patina. SW Iron Ore for the vanity (two coats please!). Staging homes is so different than decorating your own home. For me, I love trying new things and the black and white decor has appealed to me for a while. The paint on this wall is Sherwin Williams iron ore.

Do what you love. Forget the design rules. But if you are staging your home to sell, you will need to appeal to a broader market so as not to limit your prospective buyers. Scroll to see the process of changing a white wall into an elegant accent wall that brings lots of visual interest.

It’s been a long while since I’ve posted, choosing to focus on quality time with my husband, friends, and family. We spent a few weeks in Italy with 11 other great friends visiting Rome, Naples, Amalfi Coast, Florence, Venice, Milan and more. Sharing some pics of this beautiful country, my third time there and it never gets old. Wishing you a joyous day! ♥️

Small, simple changes were made in this dining room to make it feel bigger, brighter, and updated. We simply removed everything but the glass table, brought in neutral colored chairs, with some modern artwork for a pop of color and a glass vase with flowers for center of the table. At Decorating Solutions by Alicia, we review, consult, edit, and then bring in just the right amount of furniture and decor to prompt buyers to make offers. Here is a look back over the last year of my home in Orange County. Lots of changes continue to take place, while our home sweet home keeps us sheltered, allows us to entertain, and is a refuge and sanctuary for me and my husband.

In your own home enjoy the decorating process. Put all your photos out, display your collections, mix colors, go bold, or don’t. Keep warm fuzzy blankets close by for curling up on the sofa, eat ice cream in the living room, and every once in a while don’t make your bed 😏.

When it’s time to sell your home, that’s when we get down to business and turn your home into a house that needs to be marketed for the most amount of money in the shortest time period. Decluttering, deep cleaning, and home staging will help you to make top dollar on one of your biggest investments.

A simple consultation for new paint color, suggestion to remove all dated window coverings, lifting the 1970s carpet to find pristine wooden floors, and mid century modern home staging allowed this house to shine. Thank you for an amazing piece of refinished furniture! I love that it is well built, made by Thomasville, and at a fraction of original price. We added some brass k***s for fun as we spice up our dining room. ♥️

This is not the final furniture selection for an upcoming staging on a home built in the 1950s, but it is close. Seller is keeping the aqua blue tile in kitchen and original kitchen cabinets. The bathroom sink, toilet, and shower are blue, popular when the house was built and in great condition. We are making the most of this lovely vintage home, by staging it with some mid century modern furnishings. The house is being painted and carpeting removed to showcase the original wood flooring throughout the house which appears to be in near perfect condition. More to come in a few weeks as we prepare for placing this lovely single story home on the market in Orange County. Furniture by Fashion Furniture.

Simple home staging changes in this kitchen helped it to showcase countertop size and functionality, allowing for the house to go under contract within a week.

To showcase the dark granite counters and put emphasis on all the space, white decor items and greenery were used to bring interest, showcase size, and add charm. Slide left to see the last two pictures, which were before staging day.

Small changes make big impact! Perspective buyers see the “real estate space” giving them the impression of a higher value of the house, prompting immediate offers.

Before and after photos tell the story about the ease of purging things, rearranging furniture, creating a focal point, and bringing in some decor accessories to finish the look.

Scroll left to see the before pic of this bonus room on a recent home staging, homeowner occupied. We repositioned the dresser and placed it under the TV to balance the room. Without removing the TV, we put a large piece of canvas art leaning against the TV to cover it and bring color to the room. The sofa, chair, and small end table in the before pic were all used!

Decorating Solutions by Alicia brought in a faux tree, pillows, throw, decor for table, and items for top of dresser. Voila! This after picture view will be the one seen by prospective buyers and draw them in to schedule an appointment to see this lovely home.

Give your rooms a clear purpose and remove all the extra “stuff”.
