Before you order pallets of St. Augustine this week, three checks tell you whether sod replacement in Longwood is the right spend, or whether you would just be greening over the same failure.
Grab a brown patch. If the turf lifts like a rug and nothing is rooted underneath, the crowns are gone. Fertilizer, extra water, and hope will not bring that back. If stolons still grip the soil, irrigation repair and pest treatment may recover it. That is the difference between a reset and a rescue.
Then look at the pattern. Circular brown arcs and dry stripes are sprinkler language: clogged nozzles, tilted heads, a zone that never caught up after summer. New sod laid in those footprints dies in the same shapes. Hot edges along sidewalks and driveways in full sun are classic chinch territory. Treat the pest and the stress. Do not resod a live margin you can still save.
September in Central Florida can still work for new sod if the irrigation is ready and you can water it in. Heat is easing. Warm-season grass can still root before cooler nights. What you cannot skip is removing the dead turf, fixing grade or drainage if water sat there, and matching the grass to sun and shade on that lot.
