CREATE PASSIVE INCOME BY ADDING A TINY HOUSE TO YOUR PROPERTY!

Over the past nine years, I have pulled numerous permits enabling property owners to add a Tiny House, or other mobile unit.

Last April the county passed new zoning code allowing EACH PROPERTY to add a mobile unit as long as you don't already have an ADU - (second unit.) A caregiver unit can also be added even if you do have an ADU.

Adding a mobile unit is a great way to create passive income and it is vastly less expensive than the cost of a traditional ADU.

Santa Rosa City Council did go ahead and vote 5-0 to extend the Temp Housing Code for another year. Next up is a campaign to support new housing code allowing Moveable Tiny Houses As ADUs in Santa Rosa.

On Tues Nov 14 the Santa Rosa City Council will be voting on extending Temporary Housing Code which currently allows Tiny Homes to be permitted as a dwelling for 5 years. Please attend the meeting to comment or email the City Council at the group address below in comments.

Exciting News Sonoma County!

Last month, we succeeded in pulling the VERY FIRST permit for a Tiny House under the brand new zoning code which allows one "Temporary Unit" per county property.

The new code allows one mobile unit on each county property that doesn't already have an *ADU. Also, the permit is renewable yearly on an ongoing basis.

The Temporary ADU can be a Tiny House, a Park Model, a Manufactured Home or an RV.

The purpose of the new code is to greatly increase affordable housing by allowing property owners to install water, septic and electric connections and rent out a space to someone who owns a mobile unit.

Alternately, the property owner can provide the Tiny House as well as the space and the hookups for a mobile unit. (A pumping contract is allowed if connection to septic isn't feasible.)

Either way - more affordable housing units can be up and running in short order under this new code.

This is a win/win for property owners as well as for renters seeking affordable housing options.

On March 14th of this year the Sonoma County Board of Supervisors passed new zoning code that allows each county property, that doesn't already have an ADU, to add a mobile unit to their property. All five Supervisors gave this a "yes" vote!

Under the new code, the property owner will need to provide water, electric and septic connections and a space for the unit.

The unit can be a Tiny House, Park Model, RV, Mobile Home or a Manufactured Home.

The permit is good for one year - but it is renewable yearly.

Under the new code Tiny House owners can rent a space and utilities from property owners who have installed the proper infrastructure and obtained a permit.

Alternately, property owners can provide a Tiny House or other mobile unit for renters. This new option is way more affordable than building a traditional ADU so hopefully more property owners will exercise this new option. (The mobile unit permit will be around $500 instead of more that $6,000 for an ADU.)

The new code goes into effect on April 15, 2023.

Exciting Tiny House things are happening in Sonoma County this year!

The Board of Supervisors has approved draft zoning code changes which will expand the use of Tiny Houses for the general public. (If all goes well the new code could be in place as early as April 2023.)

In the past this usage was reserved only for caregivers, farmworkers, during construction and in burn zones.

Sonoma County Friends,

How long are we going to allow county officials to act as if we don't have a housing problem? How long can we ignore drought and other climate change issues?

Copper will be forced to move out of her safe and affordable tiny house on Feb 28th because the county, after 13 years of pilot projects on waterless toilets, still doesn't allow them.

Humboldt, Mendocino and seven states do allow waterless toilets. This isn't rocket science - and the code is already in place. We just need the Supervisors to vote to lift the requirement for flush toilets.

No county official has explained to us how anyone will be safer living in a car, a tent or an RV on the streets - usually with zero access to electricity or bathrooms.

Two hundred property owners had units red-tagged in the past year. (PRMD cites a much lower number of red-tags because once the unit is unhooked or removed it falls off their list. What?)

stating that you would like to see Tiny Houses legalized in Sonoma County, along with waterless toilets and functional gray water regulations.

Lynda Hopkins has sought to agendize these issues this month - but we need at least four Supervisors to vote for an Eviction Moratorium and three to vote to put these issues on the agenda for 2022.

David Rabbitt is talking with us on these issues, which is a good step in the right direction....
