I'm in this industry, and I'll tell you exactly how to avoid the bad actors in it:

🚩 Pressure. "This offer expires tonight" is a sales tactic, not a real constraint. A legitimate offer is still there tomorrow.
🚩 Won't put it in writing.
🚩 The number drops right before closing ("re-trading") after you're emotionally committed.
🚩 Can't tell you plainly whether they're buying it themselves or assigning the contract.
🚩 Asks for money up front. Never.

Ask anyone who contacts you β€” including me β€” those questions. Anyone legitimate will answer them without getting weird. Save this one. πŸ™

Foreclosure and sheriff-sale records are 100% public β€” and almost no wholesaler actually mines them. DealRadar pulls and scores them automatically alongside tax delinquency, probate, violations and more. Early access is open. get-dealradar.onrender.com

Let me be straight, because a lot of people in my industry aren't:

πŸ“ˆ Listing with an agent usually gets you a HIGHER price β€” if the house shows well, you can afford the repairs, and you can wait 60–90+ days.

⚑ A cash offer wins on speed and certainty. No repairs, no commissions, no showings, no financing falling through a week before closing.

If your house is in good shape and you're not in a hurry β€” list it. Genuinely. Cash makes sense when time, condition, or hassle matter more than squeezing out the last dollar.

Anyone regret going one way over the other? πŸ‘‡

A house doesn't automatically transfer when someone passes. It goes through probate β€” the court process that moves the deed to the heirs β€” and in PA that commonly runs 9 to 18 months.

The part nobody warns families about: the bills don't pause. Taxes, insurance, utilities, and upkeep keep running the whole time, often on a house nobody lives in.

If you're going through this right now β€” you're not behind, it's genuinely a slow process. Have you dealt with probate before? πŸ‘‡

Something people don't expect: an empty house costs MORE to hold than a lived-in one.

Insurance is the big one β€” most policies change or lapse once a home is vacant past 30–60 days, and vacant coverage costs more. Then there's frozen pipes in January, copper theft, and code violations that only get noticed on empty properties.

If you've got a house sitting empty while you figure out what to do, the clock is genuinely working against you. Anyone been surprised by a vacancy insurance letter? πŸ‘‡

Biggest misconception I run into: that wholesaling is shady contract flipping.

Here's what it actually is β€” you put a property under contract, and then you sell THAT CONTRACT (your equitable interest) to an end buyer. You're not selling a house you don't own.

The people who get in trouble are the ones who blur that line β€” marketing a property like it's theirs, or skipping the written disclosure. Do it transparently and it's a legitimate, disclosed transaction.

What other real estate myths should I break down? πŸ‘‡

Inherited a property you don't want to deal with? You don't have to empty it, repair it, or list it with an agent. We buy inherited and estate homes as-is, handle the mess, and close on your timeline. Compassionate, no-obligation. phillyrei.com

"How fast can you close?" β€” probably the question I get most.

πŸ’΅ Cash: usually 2–3 weeks. And here's the part people don't realize β€” the holdup is almost never the money. It's the title search, making sure there are no liens or heirs nobody mentioned.

🏦 Financed buyer: 30–60 days, and it can still collapse at underwriting after you've packed.

So if someone promises you a 5-day close, ask them how they're handling title that fast. That's the real answer.

What's the longest closing you've been stuck in? πŸ‘‡

Please don't sink $30k into a house you're about to sell as-is.

I watch people do it constantly β€” new kitchen, fresh paint, redo the bath β€” hoping it lifts the price. On a distressed sale you rarely make that money back, and you've delayed everything by two to four months while carrying the taxes and insurance.

If you're selling to a retail buyer with a mortgage, sure, presentation matters. If you're selling as-is, the condition is already priced in.

Get the number first, then decide. What's the worst "renovated it right before selling" story you've heard? πŸ‘‡
