Fine. It was like 6. But emotionally? **112.** 😂

"What's your name?"
"Who are you calling with?"
"What's the reason for your call?"
"Can you tell me more about that?"
"One moment while I see if they're available..."

Me: 😃 Sure! Absolutely! I have passed your trials, Robot Gatekeeper!

AI Receptionist: **"Okay, I'll connect you now."**

FINALLY.

The phone rings.

The actual human answers...

**and immediately hangs up on me.**

BLAHHHHHHHHHH. 😂😂😂

Here are 7 questions that can help turn a cold lead into a real opportunity:

1. “What originally made you start looking?”
This brings the conversation back to motivation instead of timing.

2. “Has anything changed since we last spoke?”
Simple, human, and useful. Life changes. Timelines change. Priorities change.

3. “Are you still hoping to make a move, or has the plan shifted?”
This gives them room to be honest without feeling pressured.

4. “Is there anything you feel you need to happen for the timing to feel right?”
Instead of pushing for now, you learn what they actually need.

5. “Is there anything that’s been holding you back?”
The real objection is usually underneath the surface.

6. “I can check in when the timing makes more sense for you.”
Actually not a question. This states you will check in- but only at their convenience.

7. “Would it be helpful if I notify you when I see a good opportunity for you?”
Because not-ready doesn’t always mean not interested.

Have you ever texted with a business and walked away thinking...

"They completely missed what I was trying to say." 🤔

That's the difference between automation and conversation.

AI chat bots are fantastic at answering simple questions, sending links, and responding 24/7. They absolutely have a place in real estate.

But when a lead says...

💬 "We're just looking."
💬 "We're probably six months out."
💬 "I don't know if now is the right time."

A human hears much more than the words.

We hear hesitation.
We hear uncertainty.
We hear excitement mixed with fear.
We know when to ask another question, when to pause, and when to simply listen.

A chatbot sees text.

A trained Inside Sales Assistant hears the story behind the text.

That's often the difference between losing a lead and building a relationship that turns into an appointment weeks or even months later.
