Large patch: the new name for brown patch

Tan rings in the lawn this time of year usually mean one thing: large patch. (Yes, the same thing many of us grew up calling brown patch.)

Large patch is a fungus that hits St. Augustine and zoysia when North Texas nights turn mild and grass stays wet overnight. It looks dramatic, but it’s manageable.

What helps most:
- Water in the early morning so the grass dries before night
- Ease off watering as it cools down
- Hold off on heavy fall fertilizer
- Don’t mow through wet patches

On lawns we care for, our technicians watch for large patch every visit. If they find it, we treat it regardless of your plan and send photos so you know exactly what we saw.

Not sure what you’re looking at? Call or text a photo to 972-495-6990.

Fall is peak season for wasps and rats around North Texas homes.

Wasp nests grow all summer and are at their largest right now, and they stay active until the first hard freeze. Rats are coming off a long, hot summer and moving closer to houses, looking for food, water, and shelter as nights cool down.

“Last fall we saw a bumper crop of wasp nests. Some of them actually built inside people’s homes.” – Ken Hyatt, owner and founder

A few things worth knowing:

Check under eaves, patio covers, behind shutters, and around play sets for nests
Leave large nests, or any nest inside a wall or attic, to a professional. Spraying or sealing the entrance can push wasps into the house.
Bring pet bowls in at night and pick up fallen fruit and bird seed, so rats have less reason to stay close

Our Home Defense Plus plan covers wasps and rodents, with three scheduled visits a year. If pests show up between visits, call or text us and we’ll come back out at no additional charge. Your first month is free, and there are no contracts.

Ken’s full article, with more on where to look and how to keep rodents out, is linked in the comments.

Four months ago, this Richardson lawn had bare patches and thin grass, and the homeowner wasn’t sure it was worth saving.

Today the grass in his backyard reaches the house for the first time.

Tim W. started with us in June. Ken’s plan was simple: fix the watering, mow higher, and stay consistent. Tim held up his end all summer, splitting his sprinkler time into three short cycles so the water soaked into our clay soil instead of running off.

Not every spot came back. Heavy shade is still heavy shade, and Ken told him that on day one. But the sunny areas filled in through weeks of 100-degree heat, and now the backyard is a place to enjoy instead of a project to worry about.

If your lawn gets sun and you can give it water, it has a good chance of coming back.

What’s the toughest spot in your yard? Tell us in the comments, and Ken will weigh in. Or call or text 972-495-6990.

Your lawn needs about half the water in fall that it did in August, and there's a one-minute way to get there.

Most sprinkler controllers have a seasonal adjust setting, shown as a percentage. Ken walks through it in this two-minute video:

- Fall: set it to 50%
- Winter: 20%
- Spring: 50%
- Summer: back to 100%

That's the only setting you change all year. Every run time scales automatically.

Two North Texas tips from Ken's 45+ years in lawn care:
- Our clay soil only absorbs about 10 minutes of water at a time, so short cycles soak in instead of running down the curb.
- If your city limits you to one watering day, keep all three cycles on that day.

Why it matters: summer settings left running into fall set up large patch (often called brown patch), the circular brown patches that show up in St. Augustine and zoysia lawns as nights cool.

The weeds that take over North Texas lawns in February start growing in the fall.

Henbit, chickweed, and rescuegrass sprout as the weather cools, build roots all winter, and are established by the time they stand out against dormant grass. That's why our final two lawn visits of the season include Specticle, a professional pre-emergent that costs far more than most. Ken explains why we think it's worth it.

If you handle your own lawn: get a pre-emergent down in early fall, water it in, and skip any area you plan to overseed. It won't kill weeds that are already growing.

Orlando was already on his way when a scheduling conflict came up at Julie's house. Rather than reschedule, Julie reached out, Orlando and Rebecca worked together to get her back on the route — and Orlando made it happen same day.

That's not in a policy manual. That's just who they are.

"Orlando was able to add my house to his work schedule after my stop was removed due to the mowers coming on the same day. But once the mowers completed their work, I saw Orlando and asked if he could go ahead and complete my yard today — and he made it happen! He always does a great job. I really appreciate him!" — Julie H.

This is Julie's lawn. Taken today.

This Is What 46 Years of North Texas Heat Looks Like 😄

Ken survived the 1980 heat wave. Then he built a company on what he learned. So yeah, he takes fall lawn care seriously.

Here's the thing though: your lawn survived this summer. But winter? That's the real test.

After 60+ days of drought stress, here's what happens next:

Your lawn's roots are tired. When cold snaps hit in January-March, that weakened turf can't handle it. St. Augustine and Zoysia especially struggle. You could wake up in spring to dead patches you didn't see coming.

But here's the good news:

There's still a window. Right now is when preemergent applications and fall monitoring actually work. We're talking:

✓ Catching dormancy stress before it becomes permanent damage
✓ Tracking what your lawn needs heading into winter
✓ Flagging the weak spots so you know what to expect in spring
✓ Per-visit photos so you see exactly what we're watching

Curious what that actually looks like? Text us a photo of your lawn. We'll take a look, give you honest feedback, and show you how we'd approach it. No pressure. No sales pitch. That's what good neighbors do.

If you want to move forward, first month is free. No contracts. No games. Just professional monitoring when it actually matters.

How do you actually know the work was done?

Most lawn companies send a bill and disappear. You never see what they treated, where the issues were, or what they found. You just have to trust they showed up.

Village Green is different. We document every visit with photos and video. You get a real record of exactly what we saw, what we treated, and what needs follow-up.

And here's the thing most won't tell you: grassy weeds like nutgrass and spurge need multiple treatments. We come back to finish the job — it's not an extra charge, it's how we actually solve the problem.

Watch Luis walk through a real service visit and show you what this looks like.
