In an ever-evolving real estate market, it would seem the latest trend is that more Realtors are getting their Brokers' Licenses and setting up shop on their own! Small, local brokerages seem to be popping up everywhere! While the big box brand brokerages and all their bells & whistles are still coming in strong, the Realtors are bopping from this to the next brokerage at a seemingly increased pace!

What's the driving force?

Have they gained the experience to do it themselves?
Did they run the numbers?
Maybe they want a different culture? Or more opportunities?
Better yet, maybe they want to align with other local businesses to work together to achieve more?

Maybe you're a Realtor thinking about it too?

As this spring real estate market continues to heat up, this is becoming even more important! Delays in locating OR lost abstracts can not only cause extra time and effort to track down, they can also delay your closing from happening on time!

Updating your abstract to prepare for closing takes time. If you wait until an offer is accepted to find it, and it's lost, that takes even more time to re-build (costing you more money too).

Not sure what the abstract looks like? ASK A PRO!

Here are some helpful insights!

1) Typically, it will say "Abstract of Title" on a hard cardstock-like front cover.
2) It's a bundle of papers bound together -- either legal sized or letter sized.
3) The bound papers can be anywhere from half an inch to several inches thick depending on many factors.
4) It will usually have the abstract company that did the last update, the legal description, and/or the titleholder typed on the front cover.

Best practice is to get it to your preferred abstracting company in prep for the title order once your home sells! If they already have it, GREAT! When in doubt, reach out to a pro you trust!

ALERT: In light of a federal court decision, reporting persons are not currently required to file real estate reports with FinCEN and are not subject to liability if they fail to do so while the order remains in force.

If you buy or sell real estate in the United States of America, this may interest you!

Starting March 1st, 2026, the residential real estate rule requires certain professionals involved in real estate closings and settlement to submit reports to FinCEN regarding certain non financed transfers of residential real estate to legal entities or trusts.
