As this spring real estate market continues to heat up, this is becoming even more important! Delays in locating OR lost abstracts can not only cause extra time and effort to track down, they can also delay your closing from happening on time!
Updating your abstract to prepare for closing takes time. If you wait until an offer is accepted to find it, and it's lost, that takes even more time to re-build (costing you more money too).

Here are some helpful insights!
1) Typically, it will say "Abstract of Title" on a hard cardstock-like front cover.
2) It's a bundle of papers bound together -- either legal sized or letter sized.
3) The bound papers can be anywhere from half an inch to several inches thick depending on many factors.
4) It will usually have the abstract company that did the last update, the legal description, and/or the titleholder typed on the front cover.
Best practice is to get it to your preferred abstracting company in prep for the title order once your home sells! If they already have it, GREAT! When in doubt, reach out to a pro you trust!
