❄️ Attic Frost Investigation – What We Found ❄️
We recently inspected a 10-year-old home where the homeowners noticed frost in the attic.
Here’s the simple breakdown of what’s happening:
👉 The home itself is actually pretty tight (which is good!)
👉 But about 64% of the air leaking out of the home is going straight into the attic
👉 That warm air carries moisture with it
👉 When it hits the cold attic, it freezes — creating frost
When temperatures warm up, that frost melts… which can lead to moisture issues, stains, or even damage over time.
What we recommend:
✔️ Improve ventilation with a balanced system (like an HRV/ERV) to control moisture and pressure
✔️ Air seal the attic (around wires, pipes, top plates, attic access, etc.) to stop warm air from escaping
Bottom line:
Even a “tight” home can have hidden problem areas. Fixing air leaks and managing moisture is key to keeping your home healthy and durable.
