The one-word answer is water. There are actually five factors that are needed to support fungal growth, but water is the factor most easily controlled indoors and is the one factor every species of mold requires. The other factors are temperature, light, nutrients (food source), and PH (mold prefers a slightly acidic environment). Mold thrives under humid conditions and in dark areas. Water leaks from leaking water pipelines, roof leaks, AC leaks, and other sources of water discharge often contribute to the growth and spread of mold, which may be considered as mold infestation.

The reason you should not attempt to remove mold on your own is that you do not know what type of mold that you have and you may not be using the correct chemicals to remove it.
By using the incorrect chemicals you may activate the mold to spread more. Mold is a bacterial growth that spreads within 24-48 hours, it is not recommended to breathe or touch the mold without using proper equipment. Mold causes allergic reactions such as a runny nose, sneezing chest congestion, and rashes. It can trigger asthma attacks, respiratory infections, and many other severe illnesses. If you have kids elderly or any family with any underlying conditions such as asthma and/ or allergies mold can cause those conditions that worsen.

The method of clean-up depends on where the fungi are growing. Non-porous and hard locations such as a bathtub or sink can be cleaned well by wiping and then adding a safe, approved biocide. Mold can travel into porous locations such as wood floors and walls. There may be a larger problem within these places. Toxic Mold is the most severe. It is also known as Stachybotrys or Black Mold. Black Mold is far more dangerous to human beings and can lead to complications that can lead to many different illnesses. Black Mold releases a chemical called mycotoxins into the air that causes many different health problems.
