Washington Street project complete.

What started as another acquisition has now been fully renovated and given a fresh start. This home will remain exactly what we believe it should be a quality, well maintained long-term home for a local family.

Our goal with every property we acquire is simple invest in it, improve it, and create something that adds lasting value to the neighborhood and the community.

And we’re definitely not finished on Washington Street. One of our next project's is down the street. And another one is under contract right around the corner. 😃

This home on the 400 block of Washington Street started out looking like it just needed the usual TLC and cleanup. Once we opened the walls, we found something much bigger there was no insulation in the exterior walls.

Rather than cover it up and move on, we decided to do it the right way. We're gutting the exterior walls, installing proper insulation, adding central air, completely remodeling the bathroom, installing a dishwasher, and making several other upgrades to improve both comfort and efficiency.

These improvements aren't just about making the house look nice. They're about lowering utility costs, creating a better living experience for the next tenant, and protecting the investment for the long haul.

This has also been the busiest summer we've had yet. Over the past nine months, we've acquired and added seven long term rental homes to our local community. While many investors are focused on short term rentals, our mission remains the same providing quality, affordable long term housing that families can call home. Every renovation we complete is another investment in both our tenants and the future of our community.

We're excited to see this one come back to life.

In between finishing our biggest duplex renovation yet and getting ready to start our next investment property on Washington Street 💪. We squeezed in one more transformation.

This apartment came with a bundle of homes I purchased sight unseen. When it became vacant shortly after closing, we finally got to see the condition it was in and it needed a complete overhaul.

Over the last few weeks we put in the time and effort to completely bring it back to life. Today, it's no longer an apartment that's sitting empty. It's a clean, updated home that's ready for someone to rent and enjoy for years to come.

That's the goal of my rental business. We're not focused on short-term rentals or quick flips. We believe in investing in long term rental housing, improving existing properties, and providing quality homes that people can truly call home.

Now it's time to turn our attention to the next project on Washington Street.

This project is officially finished.

When I bought this duplex in downtown Port Clinton, it was condemned and headed in the wrong direction. The previous owner had already written it off, and most people would have looked at it and moved on.

I knew our team had the skills to bring it back.
We've already shared the upstairs unit, but the entire duplex is now complete. What started as a building with major structural issues, missing floors, and gutted utilities has been turned into two clean, dependable long term rental units.
One thing that was important to me from the beginning was keeping this property as long term housing.

This is downtown Port Clinton. Every year more properties are converted into short term rentals, and while there's certainly a place for that, people who live and work here year round still need places to live.

This duplex won't be used as a short term rental.
It will provide housing for people who are part of this community every day.

I'm proud of the work our team put into this project and proud that we were able to save a property that many thought was beyond repair.

Looking to gauge interest in a potential new construction project in Port Clinton.
Would there be interest in a brand new 2 or 3 bedroom modular home on the corner of 7th Street and Washington, conveniently located near Magruder Hospital and Port Clinton High School?

The home would be built by American Modular Home Builders, with all foundation and site work completed by Kuzma Construction. Project management and general contracting would be handled by Travis Trent Investment Holdings, while all HVAC, Plumbing, Electrical coordination, Startup, and final punch list work would be completed by Trent Heating & Air.

Our goal is to provide a quality, energy efficient, affordable home priced competitively with similar sized homes currently available in the Port Clinton area, while offering the benefits of brand new construction and modern amenities.
For a serious buyer with approved financing, there may be an opportunity to enter into a contract before construction begins and participate in many of the design and finish selections throughout the project, including colors, finishes, fixtures, flooring, cabinetry, and other approved options. This allows a buyer to personalize the home while still enjoying the benefits of new construction.

If a buyer is not secured prior to construction, the project will be built as a spec home and offered for sale upon completion.

By keeping the project local from start to finish, we believe we can deliver a turnkey home that provides excellent value for a family looking to live in a great location close to schools, healthcare, and everyday conveniences.

This one’s a smaller upstairs unit, but it serves a big purpose.

When I picked up this duplex, the previous Owner / Contractor had already written it off and planned to tear it down. The structure and foundation needed serious work and the utilities had been completely cut away.

We rebuilt it the right way from the ground up, including reworking all utilities, and brought it back as a long term downtown rental something this town actually needs.

We also pushed to get this unit finished quickly for someone who needed a place for a short stint while getting back on their feet. Fully set up, appliances in, ready to live in from day one.
Not every unit has to be big or high end. Sometimes people just need a clean, dependable place to land for a period of time.

That’s part of the bigger picture creating solid, long term housing options downtown / or Port Clinton in general at all levels.

No short term rentals.

Just practical housing that works for real people.
