What Is a VA Loan?

A VA loan is a mortgage backed by the U.S. Department of Veterans Affairs. It's available through approved private lenders (like banks or mortgage brokers), but the VA guarantees a portion of the loan —making it easier for you to qualify.

Who’s Eligible?

You might be eligible if you meet any of the following:

- Served 90+ days active duty during wartime

- Served 181+ days during peacetime

- Served 6+ years in the National Guard or Reserves

- You’re a spouse of a service member who died in the line of duty

Tip: You’ll need your Certificate of Eligibility (COE) to prove this when applying. Most lenders can help you get it fast.


Step-by-Step: How to Get a VA Loan

1. Get Pre-Approved:

Start by talking to a VA-approved lender. They’ll look at your credit, income, and debt-to-income ratio to determine what you can afford. Pre-approval gives you buying power and makes your offer more competitive.

2. Find Your Home:
