Vacant Properties Don't Get Better:
A property inspection in Cape Coral turned up tenants nobody screened: gopher tortoises. Sounds cute until you learn they're a protected species in Florida. You can't just relocate them. You need a state permit, a licensed agent, and burrow relocation costs that can run into the thousands, per burrow.
Here's the thing. Gopher tortoises don't move into managed property. They move into forgotten property. Every month an asset sits without eyes on it, the problems compound: deferred maintenance, code violations, liens, and yes, federally protected reptiles with better legal standing than expected.
Even vacant real estate comes with unexpected tenants, real estate is not "set it and forget it." Active management is key and there are times when selling is better than holding.
