Inspected a 110 year old Log Cabin on Lake CdA in Worley yesterday over on Windy Bay. Oldest building AIM has ever inspected. It needs a few repairs but overall was in pretty good condition for 110 year old structure. Interestingly enough I have seen brand new structures with more issues than this cabin had. Thats why its always a good idea to have your home inspected no matter how new or old your home is. Leave it to a professional inspector who has inspected brand new homes built in 2026 all the way to Log Cabins built in the early 1900's! We AIM higher! A nearly new home can still hide important problems.

During an 11-month warranty inspection, I documented hot water as high as 146°F, uneven attic insulation, dryer-lint buildup at the roof vent, possible insulation gaps found with thermal imaging, and a garage door that required excessive force to reverse.

That is exactly why the final month of a builder warranty matters. An independent inspection gives homeowners time to document visible concerns before the deadline.

92.4% humidity was only the first clue.

During a recent North Idaho inspection, this crawlspace contained extensive standing water, saturated materials, closed vents, and widespread apparent mold-like growth.

The important part wasn’t just documenting the damage. Outside, water was pooling near a suspected underground irrigation leak—one likely contributor that needed to be addressed before drying and remediation could succeed.

A thorough home inspection should connect the symptoms to the probable source and give the client a logical next step.

A home inspector’s construction experience matters long before a problem becomes obvious.

After more than 28 years working in construction, project management, and carpentry education, I’ve learned to look beyond an isolated defect and consider how the building works as a complete system.

A stain may point to drainage, flashing, plumbing, ventilation, or condensation.

A small crack may be normal movement—or one part of a larger pattern.

An uneven exterior unit may affect connections, drainage, and long-term operation.

My job isn’t to frighten buyers or make every imperfection sound catastrophic. It’s to carefully document what I can see, explain why it matters, and help my clients understand what deserves attention.
