Philadelphia Residential Real Estate — February 2026
Wanted to share a few data points that tell a bigger story when you stack them together.
Homeowners are getting squeezed from every direction. Insurance premiums in Pennsylvania jumped 44% between 2021 and 2024, with Philly homeowners paying the highest rates in the state. The city reassessed over 580,000 properties for 2025. Mortgage rates are still double what they were during the pandemic. None of these costs went away — they compounded.
It's showing up in the numbers. Philadelphia ranked in the top five U.S. cities for mortgage delinquency as of mid-2025. Nationally, FHA serious delinquency rates jumped nearly 50 basis points year-over-year. The MBA specifically called out rising insurance, taxes, and fees as key stressors on homeowners.
The market looks stable on the surface. Prices aren't crashing. But underneath, carrying costs are pushing some homeowners past what they can sustain — especially those on FHA loans, older fixed incomes, or properties with deferred maintenance. That's creating a slow, steady increase in motivated sellers, tax-delinquent properties, and off-market opportunities.
On-market data says the market is flat. The cost pressures underneath say something different.
