"You Can't Buy One And Retire"

"Stop believing you can buy one tax lien and retire off it. That's a lie the marketers love to sell."

"Buy one tax lien and retire" is marketing, not truth. It CAN be passive, but only if you do a lot, redemption can take 2–5 years. I underpromise and overdeliver. Here's the real version.

"Here's why I buy property as cheap as I possibly can, even when I could afford to pay more."

Why I buy as cheap as possible: it loosens your margins so the hidden surprises (and there are always surprises) don't wipe out your profit. Overpaid $40k once, learned it the hard way. Buying cheap = smart.

"Here's a mistake that'll cost you real money in tax liens: assuming every place plays by the same rules. They don't."

Big beginner mistake: assuming every state and county plays by the same tax lien rules. They don't, lien states vs deed states, different rates, different timelines. Know your area first.

"The number one thing that kills real estate investors isn't money. It's this, and almost nobody talks about it."

The #1 thing that kills real estate investors isn't money, it's finding deals with enough margin to actually profit consistently. Tax liens solve it: buy for pennies, the margin's built in.

"When I say you can buy real estate for pennies on the dollar, people think I'm exaggerating. I'm not."

"Pennies on the dollar" isn't marketing, it's literal. With tax liens and tax deeds you can pick up real property for $500, $1000, $5000. Different rules, different game.

"You want to know what finding a real estate deal actually looks like? It's not glamorous. At all."

Finding deals isn't glamorous, it's research. You might go through 100–500 properties to find ONE worth your money. Most people quit here. The deal hides in the volume.

"You bought a tax lien. Now what? Here's the part nobody actually explains to you."

Bought a tax lien... now what? It's called the redemption period: the owner pays back taxes + interest (that's yours), OR you move on the property itself. That's the whole mechanism.
