The new owners chose to protect their investment instead of letting it continue to deteriorate.

With:

• Years of neglect

You get ideal conditions for moss growth.

Fun fact of the day: Moss doesn’t have true roots. It uses hair-like structures (rhizoids) to anchor to the surface, trapping moisture underneath.

That constant moisture speeds up oxidation and breaks down the asphalt binder which you can see along the edges here.

We removed the bulk of the moss with a rotary broom, followed by a careful pressure wash to avoid further damage. This is not our standard procedure but it needed to be done to ensure the surface was prepped correctly.

Final step: hot rubberized crack fill and two coats of commercial grade sealcoat to protect the surface and mitigate further damage. A subtle reminder that nature will always win…

This customer gave me a call and said his clients were having a hard time seeing the parking stall lines, and that the asphalt was in desperate need of some sealcoat, so we got him squared away. It got cleaned, hot tar in the cracks, two coats of sealer, fresh white lines and an updated ADA parking stall.
