M**h Testing Gone Wrong!
We get called out by homeowners often to see what needs to be done to decontaminate a home from m**h. Regardless of where, who and how the m**h contamination got in the house, they are now faced with a problem.
Questions like: How do I clean up m**h in my house?
What does m**h testing mean?
Who cleans up m**h in houses?
Can I clean up m**h myself?
What do I do when I find out my house is contaminated with m**h?
The list goes on and on. So do the answers. The answers depend on a lot of factors.
The picture above came from the inside of a furnace in a house in Orem Utah. A home inspector had tested for m**h as part of an inspection for the people buying the home. Unfortunately the inspector did not follow any defined protocol and tested up to 5 times the area that should have been on that one test sample which gave a completely false test result which we were told caused the sale to fall through. The red square represents the size area that this type of test should have been done in. It appeared the home inspector over sampled and that test was not accurate. The test done to standards showed a much different story. There are many inspectors that do a great job and have been trained on proper testing protocols. Only a certified Decontamination Specialist however can determine the levels of contamination as defined by the state of Utah. Although the test results from the home inspector came back showing an elevated level of m**h contamination, the numbers that were given to the owner of the home did not reflect the actual level of contamination. Upon receiving back the test done within the protocol defined by the Lab, the levels of contamination were below the amount considered contaminated in the state of Utah. This homeowner had been quoted upwards of $7,000 for decontamination of the entire home a week earlier. We did a pretesting of the home and found the rooms and areas that were a "Non-Detect" and others below the state standard which reduced the scope and cost of this cleanup to the extreme for this couple.
