🏊 Pool adds value. ☀️ Solar adds value.

So together they should add up perfectly, right?

Not so fast.

In Episode 7 of ValuTalk, I took the same dataset we've been layering for months — and instead of isolating one feature at a time, I bundled Pool and Solar together to see how they behave in combination.

At the raw price level? Almost perfectly additive. Looks clean. Looks simple.

But once we stripped out concessions, time, land, and structure?

The combined signal compressed. Significantly.

🔑 What looked like stacked value was partially land.
🔑 Solar lost a big portion of its signal once structure was removed.
🔑 Pool and Solar together didn't fully stack — and that's not an error. That's the market.

This is why you can't just add adjustments.

The market doesn't always price features independently. It prices them together.

📊 Friday Thoughts

Most people think bad data leads to bad conclusions.

That's only half the problem.

Good data, wrong question — same result.

I've seen clean datasets produce completely misleading analyses.
Not because the numbers were wrong.
Because nobody stopped to ask what the numbers were actually measuring.

A sale price is not value.
A ratio is not accuracy.
A coefficient is not an adjustment.

They're signals. And signals only make sense when you understand what's behind them.

The analyst who asks better questions will always outperform the analyst with better software.

Tools don't think.
You do.

One of the easiest ways to get misled in analysis is this:

Trying to make the data agree with what you expect to see.

If you go into a dataset thinking:
“GLA should be $X per square foot”
or
“This feature should matter more”

You’ll find ways to justify it.

But when you step back and let the data speak first…
you start seeing things that don’t line up with assumptions.

That’s where the real work begins.

Because the goal isn’t to confirm what you believe—
it’s to understand what the market is actually doing.

Regression gets you to the line.
And your expertise tells you why a specific property sits above or below it.

That’s where the real work is.
That’s where the value is.
