I started in the rental real estate industry as a full time "on-site" apartment manager for a 51-unit complex near Shasta High School in 2008.
In 2009 I decided to be a licensed and insured handyperson while being the on-site manager of the complex.
In 2010 I started working for Renters HQ with the goal of getting my real estate license to become a property manager.
In 2013 I passed the real estate exam and became a property manager for Renters HQ. Behind the scenes, property managers are required to do a lot.
Maintenance intake, choosing the correct vendor for maintenance, getting estimates, keeping maintenance costs as low as possible, making sure tenants understand maintenance processes and communicating all of that to the owner of the property.
We market a rental unit with pictures, videos (if requested), information about the rental and post that information on our website for the public to view. We will then set appointments to show the vacant unit to those interested, answer questions and explain our application process.
We handle the move out process of units that tenants move out of. Letting the tenant know the move out process, making sure we get keys back in a timely manner. We physically walk through the unit (after tenant moves out) to determine what will need to be done to make the unit rent ready and any upgrades to make the unit up to date.
We set rent prices according to the market and go over all applications for a vacant unit.
We have to learn all the new city, state and federal laws concerning owners, rights and tenants' rights implementing them when needed.
We are on the phone, or emailing, meeting with owners, showing units, performing annual inspections, driving by checking on properties, setting up maintenance, meeting with tenants, intervening in disputes and cultivating tenant owner relationships all while making sure owners and tenants are made aware of anything pertaining to their unit or property. We also work closely with the Housing Authority, Veterans Affairs, Adult protection Services and any HOA's that our properties belong to.
I love being a property manager. It pleases me to be able to use my knowledge and experience to help both tenants and owners in this crazy rental market. Being able to successfully help with all aspects of rental property makes me feel accomplished.
Our coworkers work very hard to make things run smoothly for the agents here at Renters HQ. I could not be as successful as I am without them!
