ABOUT OUR SERVICES…
Q- What are PLS Cleanout & Consignment services?
A- We are a unique alternative to expensive moving and storage
services and time-consuming estate sales. Since 2010, PLS has
helped scores of families throughout North Central Wisconsin
empty and clean family properties in order to sell them quickly.
Such an undertaking can be daunting, and easily overwhelm
family members, causing needless stress and anxiety, especially
for those who live at a distance. However, our service alleviates
these worries by handling everything for you, often at no price
to you!
Q- How does it work?
A- First, we provide a free walk-through of your property to
determine the scope of work. This includes taking photos of the
general contents of each room in order to estimate the
following:
1. Overall volume to determine labor & transport costs
2. Accessibility
3. Sellable value (current fair market value)
4. Disposable volume (dumpsters needed)
5. Donatable volume (NATH, Goodwill & Habitat)
6. Consignables (vehicles, RV's, ATV's, boats, mowers etc.)
After these estimates are calculated, we compare our initial
clean-out costs against the sellable value of the property
contents. We then subtract the sellable value from the
clean-out costs as a credit. If sellable value is more than the
clean-out cost, (not including consignables) we will make an
offer on the balance. If sellable value is less than the clean-out
costs, we will bill you for the difference. If more, then we pay
you the difference.
Q- Are clean-outs expensive?
A- They can be, depending on the accessibility and volume of the
property. We label property volume into 4-categories.
1. Low - (small home, minimalist)
2. Moderate - (average size, uncluttered)
3. High - (small or average size w/ heavy volume)
4. Extreme - (multiple buildings w/ heavy volume, hoarding)
Depending on the volume, our crews have to separate, box,
load, transport, unload, sort and prep items for sale. This is an
extremely labor intensive aspect of our service, of which the
costs are paid upfront by us. Recouping these initial expenses
may take months or longer, and can incur additional labor and
storage costs before items are sold.
Q- How long does the initial walk-through take?
A- Depending on the size of the property, it usually takes about 30-
minutes.
Q- Do you open drawers, boxes and totes during the walk-thru?
A- No. However, we do open closets and kitchen cabinets to help
determine volume.
Q- What do you do with personal items such as paperwork, photos
etc.?
A- We will discreetly set these aside for the family or hand them off
to the realtor.
Q. How do you determine the value of my stuff?
A. We use CFMV (current fair market values). This means it's the
price of what an item recently sold for, not what someone
"wants" for it. We account for current buying trends, market
changes and buying demographics. For example, the CFMV of
fine china purchased at a premium in 1960 is currently worth 10-
15% of its original price. Why? Because today’s generation of
buyers no longer want it. The same can be said of most antique
(brown) furniture.
Q- What experience do you have in determining values?
A- We have been selling antique, vintage and collectible items for
more than 30-years via online marketplaces, as well as our
popular warehouse sales in Rhinelander. To date, we have sold
nearly 21,000 items online.
Q- What happens after the family accepts the proposal?
A- Once accepted, we will provide a contract with details showing
transfer of ownership of property contents in exchange for our
services, including balances due if any. Before the final contract
is signed, we will do a final walk-through in case any
adjustments are needed before signing our copy. This allows for
any needed adjustments to the contract in case of any changes
in saleable value.
Q- Is the house-cleaning service optional?
A- Yes. This is an optional service we offer at an hourly rate of
$30/hr pp.
Q- What is included in the cleaning service?
A- Our house-cleaning service includes the following:
- Remove all trash from property
- Dust and wipe down all fixtures, walls and surfaces
- Sweep, vacuum & mop all floors
- Clean all appliances
- Vacuum all window sills
- Sweep basements, garages and other storage buildings
- Clean and disinfect bathrooms
- Wipe down kitchen cabinets and drawers
- Sweep sidewalks, porches and patios
(Carpet cleaning and windows can be contracted by request)
* Additionally, we have ongoing relationships with local charitable
organizations including NATH - Frederick Place in Rhinelander,
where many are able to benefit from our donations.
