Home Insurance - has anyone dealt with insurers refusing coverage based on age of roof? So often I here people in our community experiencing this scenario. Brokers has told them Insurers wont replacement within 12 months or coverage ends. 😳 No actual assessment done, and no real room for discussion it seems.
Has anyone dealt with this? Or explored exclusions on a home policy?
Roofs that are 15 years or older, are being denied, or policies are downgraded to Actual Cash Value (ACV).

* Covered vs. Not Covered: State Farm covers roof damage from storms (hail, wind, fire) but generally excludes wear, tear, and deterioration. If a 15-year-old roof shows significant, age-related degradation, a claim for damage might be denied based on the roof's condition rather than a specific event.
* Replacement Cost vs. ACV: While many policies cover repairs for older roofs, some insurers, including State Farm's affiliates, may switch to Actual Cash Value (ACV) for roofs nearing 20 years, meaning they only pay what the roof is worth at that time, not the full cost of a new one.
* Policy Renewal: If a 15-year-old roof is in poor condition, State Farm or other insurers may require a roof inspection or a full replacement to renew the policy.
