REO Broker Real Estate News Update | July 24, 2026
The REO Pipeline Is Moving — Are You Ready?

“Your pipeline is thicker, your competition is faster, your opportunity is now.” — Mike Sanborn

The REO market is shifting—and the numbers are sending a clear message: opportunity is building for agents who are prepared to move.

In this July 24, 2026 edition of the REO Broker Real Estate News Update, Mike Sanborn, Executive Director of REOBroker.com, breaks down three critical developments that could directly impact your business, your pipeline, and your next REO opportunity.

Foreclosure filings are up 14% year-over-year, while REO completions surged 45% in Q1. At the same time, regional markets are moving in dramatically different directions, with REO inventories exploding in areas such as Colorado, Alabama, Washington, and Florida, while markets like Atlanta and Chicago show signs of cooling.

But perhaps the biggest warning—and opportunity—comes from the FHA market.

FHA delinquencies have reached 11.5%, the highest level in five years and significantly above conventional delinquency levels. With first-time homebuyer distress increasing, the potential for additional FHA-related REO inventory in Q3 and Q4 could be substantial.

For REO brokers, this isn't simply market data.

It's intelligence. It's preparation. And it could be your competitive advantage.

Are you positioned in the right market? Is your pipeline ready? Are you prepared to compete for the assets that may be coming next?

Mike Sanborn connects the latest foreclosure, delinquency, and regional inventory trends to what they could mean for real estate professionals navigating the evolving REO landscape.

The market is moving. The question is whether you will move with it.

GSFA Mortgage Spotlight with Carolyn Sunseri — Episode 4

What if one of the biggest things standing between you and homeownership is not your income, your credit, or even the price of the home—but what you believe you need to get started?

For generations of prospective buyers, the assumption has been almost automatic: You need 20% down to buy a home. In California, where housing affordability already presents a significant challenge, that belief can cause families to give up before they ever speak with a knowledgeable mortgage professional.

Episode 4 of GSFA Mortgage Spotlight tells a different story.

Eric L. Frazier, MBA, CEO of The Power Is Now Media, sits down with Carolyn Sunseri, Director of Marketing and Stakeholder Relations for the Golden State Finance Authority (GSFA), for an important conversation about what it really takes to move from wanting a home to having a legitimate pathway toward purchasing one.

Carolyn explains why GSFA exists, how down payment and closing cost assistance can help California homebuyers overcome one of the greatest barriers to homeownership, and why prospective buyers should not disqualify themselves based on assumptions about how much cash they need.

Her explanation captures the purpose behind the entire conversation:

“That money is designed to help bridge the gap between what someone can afford in a mortgage…” — Carolyn Sunseri

That gap can mean everything.

It can be the difference between continuing to rent and beginning to build equity. It can be the difference between assuming homeownership is impossible and discovering that assistance may exist. And it can be the difference between watching California home prices from the sidelines and finally sitting down with a knowledgeable professional to determine what is actually possible.

GSFA has been pursuing that mission since 1993, helping California families address the upfront costs associated with purchasing a home. In this episode, Carolyn explains the role down payment and closing cost assistance can play in making the numbers work for real families.

This conversation is not about promising that everyone qualifies. It is about replacing assumptions with information.

Do not automatically assume you need 20% down. Do not decide that you cannot qualify before you understand the programs available to you. And do not allow a misconception about homebuying to make the decision for you.

If homeownership is one of your goals, Episode 4 of GSFA Mortgage Spotlight is a conversation worth watching.

2026 FAIR HOUSING SERIES WITH ATTORNEY CHERYL A. SHARP
Power With Humility, Purpose, and the Courage to Create Change

Fair housing is where civil rights, human dignity, and access to opportunity meet. In this powerful episode of The Power Is Now 2026 Fair Housing Series, Eric L. Frazier, MBA, welcomes Attorney Cheryl A. Sharp, Deputy Executive Director of the Connecticut Commission on Human Rights and Opportunities, for a compelling conversation about leadership, justice, equal opportunity, and the responsibility to act.

For decades, Attorney Sharp has worked at the center of civil- and human-rights enforcement through litigation, mediation, education, public outreach, courtroom advocacy, and the prosecution of discrimination complaints. Her career demonstrates what becomes possible when professional authority is joined with personal conviction and public service.

Her definition of power establishes the foundation for this extraordinary conversation:

“In every action that you take, show your power with humility and purpose.” — Attorney Cheryl A. Sharp

That statement is more than an inspiring quotation. It is a leadership standard. Power without humility can become domination. Purpose without action remains only an intention. Attorney Sharp reminds us that there is no better time than the present moment to confront discrimination, defend human dignity, educate the next generation, and create the change we claim to believe is necessary.

In this episode, viewers will discover:
• Why “The Power Is Now” means refusing to postpone meaningful change.
• How humility and purpose strengthen effective civil-rights leadership.
• Why fair housing requires enforcement, education, advocacy, and public accountability.
• How litigation, mediation, civic engagement, and youth education can help create more inclusive communities.
• Why every professional has a responsibility to use influence in service of equal opportunity.

This is not merely a discussion about housing policy. It is a conversation about the meaning of justice, the disciplined use of power, and the responsibility each generation carries to protect the rights of the next.

2026 Fair Housing Series with Carole Conn

FAIR HOUSING IS STILL AN IDEAL BECOMING REAL

Fair housing is not merely a chapter in American history. It is an unfinished promise—and the future of that promise depends on whether we are willing to defend it.

In this consequential episode of The Power Is Now 2026 Fair Housing Series, host Eric L. Frazier, MBA, speaks with Carole Conn, Executive Director of Project Sentinel, about the current state of fair housing, the weakening of enforcement resources, and the continuing struggle to ensure that every person has an equitable opportunity to rent, purchase, finance, and enjoy a home without discrimination.

“The objective of fair housing and the Fair Housing Act of 1968—may I remind the listeners—is still an ideal becoming real.” — Carole Conn

Carole brings more than 35 years of nonprofit leadership, community program development, strategic planning, and public service to this urgent national conversation. Under her leadership, Project Sentinel serves communities throughout Northern California and the Central Valley through fair housing advocacy, tenant-landlord mediation, first-time homebuyer counseling, foreclosure prevention, housing education, and programs designed to prevent displacement and preserve housing stability.

During this candid discussion, Carole explains why fair housing cannot be treated as a problem America has already solved. She addresses the consequences of reduced funding, weakened governmental commitment, persistent housing discrimination, and the continuing need for advocacy, enforcement, education, and community intervention. She also reminds us that housing discrimination is not always obvious. It can operate through policies, practices, financing decisions, rental standards, access barriers, and institutional systems that quietly determine who receives opportunity and who is excluded.

This episode is a call to remember what the Fair Housing Act of 1968 was created to confront—and why its protections remain essential. Knowledge is power, enforcement matters, and equal housing opportunity must remain more than an aspiration. It must become a lived reality for every family and every community.
