What started as a simple toilet replacement turned into a full bathroom rescue.
The tenant originally called me out for a second opinion after another contractor planned to cover the problem instead of fixing it. Once the city got involved and the bathroom was opened up, the real issues started showing themselves.
The hardwood around the toilet was rotted.
After removing the damaged hardwood, we discovered additional deterioration underneath that also had to be repaired before the floor could be rebuilt properly.
While inspecting the property, additional safety concerns were discovered, including a damaged flue vent that needed immediate attention. That repair became the first priority because nothing is more important than making sure a family can safely sleep in their home.
Once the safety issues were addressed and permitted repairs completed, it was time to tackle the bathroom.
What started as a simple floor repair turned into:
✅ Structural floor repairs
✅ Removal of damaged materials
✅ New ceramic tile floor
✅ Tile baseboards
✅ New vanity installation
✅ New toilet installation
✅ Plumbing repairs
✅ Caulking and finish work
By the time the project was finished, the customer essentially ended up with a brand-new bathroom. Nearly everything was replaced, repaired, or refreshed. What began as a failing floor around a toilet became a complete bathroom transformation.
The goal was to fix the underlying problems, make everything safe, solid, and functional, and build something that would last for years to come.
Sometimes the cheapest quote ends up being the most expensive option. Covering problems doesn't fix them. Taking the time to find the root cause and correct it does.
This project took longer than expected, but the end result was worth it.
