Gulfstream Design Group, LLC (GDG) was founded in 2013 by Matt Lahti, P.E., a ten-year experienced engineer. GDG's simple, no-nonsense approach to providing high-quality design services (while meeting and exceeding our clients' needs, expectations, schedules and budgets) is evidenced by our client's loyalty. Our staff is committed to building personal relationships with the government clients we serve. Augustine since 1987; and has been a licensed Professional Engineer since 2010. GDG maintains a fully staffed office in St. Augustine and remains committed to building our services and relationships in this region that is integral to Florida's First Coast. Through personal and professional commitments to the communities we work and live in, GDG has come to enjoy longstanding relationships with clients throughout Florida. We are proud to share that Gulfstream Design Group is now a Florida Department of Transportation Certified Small Business and is technically prequalified by the FDOT to provide professional services in four work groups:

• Minor Highway Design (3.1)

• Signing, Pavement Marking and Channelization (7.1)

• Roadway Construction Engineering Inspection (10.1)

• Land Planning/Engineering (13.6)

As St. Johns County’s largest locally owned and operated firm providing Land Planning, Civil Engineering, and Construction Engineering Inspection services, these qualifications provide Gulfstream with an expanded opportunity to support Florida’s transportation program, strengthen design and construction teams, build long-term partnerships, and deliver responsive, practical engineering solutions for infrastructure projects across the state.

On November 3, 2026, Florida voters will decide Amendment 3, a proposed constitutional change dealing with property taxes. Because it amends the Florida Constitution, it must receive at least 60% approval to pass.

If approved, the amendment would take effect January 1, 2027. Its largest change is an expanded homestead exemption for non-school property taxes: up to $150,000 of assessed value in 2027 and up to $250,000 beginning in 2028, with positive inflation adjustments after that.

The proposal also changes the annual assessment-growth cap for most non-homestead property from 10% to 5%, creates a five-year rule before many new Florida residents can receive the expanded homestead exemption, and specifies categories for the use of county and municipal property-tax revenue.

What it does not do is just as important. Amendment 3 would NOT eliminate every property-tax bill, it would not apply the expanded exemption to school-district levies, and it does not prescribe a specific list of local service cuts or new fees.

The amendment if passes will directly affect taxpayers, businesses, local governments, public services and long-term infrastructure planning in different ways, however if it passes, the proposed solution is local service cuts and new user fees.....most likely those "end of month quotas" for traffic enforcement will be back too (revenue generation from tickets!)

This is the first of a 12 post series our team will use to provide education on the Amendment 3 on the ballot. Over this series, we will break critical pieces of the proposal down one at a time.

Today, we remember.

Twenty-five years ago, our nation experienced unimaginable tragedy. We remember the lives lost, the families forever changed, the first responders who ran toward danger, and the countless Americans who stepped forward to help one another in the days and months that followed.

There is so much happening in our country and around the world today that can pull us in different directions. September 11 is an important reminder that, even with our differences, we are still one nation and one people.

The American flag should be something that brings us together, not something that divides us. It represents all of us. Different backgrounds, different beliefs, different experiences, but a shared country and a shared responsibility for what comes next.

Perhaps one of the best ways we can honor those we lost is to remember the unity, compassion, courage, and sense of community that followed that terrible day. To listen a little more. To help our neighbors. To respect one another. And to remember that what unites us is far greater than what separates us.

Today we remember. Tomorrow, we keep working toward a stronger and more united America.

A milestone worth celebrating at the future Vermeer Southeast dealership in St. Johns County!

The project team recently gathered for a ribbon cutting as construction continues to move forward on the new facility along the Thomas Industry Center Way Extension.

Gulfstream Design Group is proud to support the project through site design, permitting, and construction administration as the dealership continues taking shape. Seeing the team come together on-site is an exciting reminder of how much progress has been made, and what’s still ahead.

Congratulations to Vermeer Southeast and everyone involved in reaching this milestone. We look forward to watching the final stages of construction come together.

Our team recently completed a Site Visit to the beloved Snack Jack's Restaurant located along Jimmy Buffett Memorial Highway. Construction continues on the new Vermeer Southeast Dealership along the Thomas Industry Center Way Extension in St. Johns County, designed by Gulfstream Design Group.

The walls are up, and it’s exciting to see another major investment taking shape in our community. From site design and permitting to construction support, our team is proud to help deliver another commercial development that will serve Northeast Florida for years to come.

Before long, contractors, utility crews, arborists, and land-clearing professionals will have a convenient location for Vermeer’s equipment sales, parts, and service right here in St. Johns County.

It’s always rewarding to watch a project evolve from plans on paper to a building taking shape in the field. Stay tuned for more updates as this project continues to move forward.
