Abu Dhabi real estate may be entering its next major growth cycle.

But the story is bigger than any single property launch.

Disney and Sphere Abu Dhabi are coming to Yas Island. Warner Bros. World Abu Dhabi is expanding with a Harry Potter-themed land. Saadiyat Island is becoming a global cultural destination, while Etihad Rail is improving connectivity across the UAE.

Together, these investments could support:

• More international tourism
• New employment and business activity
• Greater demand for housing and hospitality
• Stronger global recognition for Yas Island and Saadiyat Island

But proximity to a major attraction does not automatically make a property a good investment.

Developer quality, entry price, future supply, rental demand and exit strategy still matter.

The real question is not only what Abu Dhabi is building. It is where investor demand could move next.

Have you missed the Dubai real estate boom?

I don’t think so. But investing in Dubai real estate today requires a lot more discernment than it did a few years ago.

I’m looking at five things before I recommend a Dubai property investment:

Location.
Developer.
How the area fits into the Dubai 2040 Urban Master Plan.
Whether a master developer controls the community and its pricing strategy.
And most importantly, whether we’re entering at the right point in the growth cycle.

I’m especially interested in underdeveloped areas where infrastructure and population growth are still ahead, supply is controlled, and there is a real case for future capital appreciation.

Not every new launch is an investment opportunity.

The goal is to understand where Dubai is growing next, who is controlling that growth, and whether you’re buying before the market fully prices it in.

That’s the difference between simply buying property in Dubai and investing strategically.

Save this if you’re considering buying real estate in Dubai.

Is this the best Dubai real estate payment plan available right now?

Sobha Realty is offering a limited 20/80 payment plan across eligible Dubai properties priced above AED 5 million, approximately USD $1.36 million.

But here is what many international investors may not realize: the offer also extends to eligible units at Sobha Central, including select one-bedroom residences priced below AED 5 million.

Qualified buyers pay 20% during construction and the remaining 80% at handover. This can provide time to plan your exit strategy, which may include:

• Selling before handover, subject to the developer’s resale terms
• Financing part of the final payment, subject to lender approval
• Living in the property
• Operating it as a holiday home, where permitted
• Leasing it for long-term rental income

Dubai properties can generate long-term gross rental yields in the 7% to 9% range in certain communities and property types, although returns vary. Dubai also has no annual property tax, but buyers should still account for registration fees, service charges, financing costs, and management expenses.

No. Three larger forces are helping drive Dubai’s economy and property market:

Global investment groups are expanding into Dubai.

Fortune 500 and multinational companies, including major American companies, are establishing and expanding regional operations in the city.

Dubai is investing for its next stage of growth, from the AED 100 billion expansion of DIFC into the Zabeel District to the AED 128 billion development of Al Maktoum International Airport.

These are not simply real estate announcements. They are signals of institutional capital, corporate migration, employment growth and long-term population demand.

What is really driving Dubai’s real estate growth?

It is not simply demand for luxury property. Dubai’s real estate market is being supported by something much larger: the movement of global capital, international companies and long-term infrastructure investment.

Three signals investors should be watching:

1. Global investment firms are expanding into Dubai, including major institutional players entering or growing within the Dubai International Financial Centre.
2. American and other multinational companies continue establishing regional headquarters and expanding their operations in Dubai.
3. Dubai continues investing in its future, including the AED 100 billion DIFC Zabeel District expansion and the AED 128 billion development of Al Maktoum International Airport, designed to eventually accommodate 260 million passengers annually.

Corporate expansion creates jobs. Jobs attract residents. Residents need housing. Infrastructure supports that population growth.

This does not mean every Dubai property is a good investment. It means investors need to understand the economic forces shaping demand and then choose the right developer, location, payment structure and exit strategy.

Why are Americans investing in Dubai real estate?

I’m Ghada “GG” Benitez, a first-generation Arab American, California Licensed REALTOR®, Dubai RERA Certified Real Estate Broker and Certified International Property Specialist.

I did not come to Dubai because it was trendy. I came because I saw a need for someone who could help Americans understand what was really happening in the Dubai property market.

As real estate ownership becomes increasingly difficult in many U.S. cities, Dubai offers investors another path to building wealth through property ownership:

• More accessible entry points than many major U.S. markets
• Regulated escrow accounts for off-plan purchases
• No annual property tax
• Short-term rental opportunities
• Remote property management
• The ability to repatriate rental income and sale proceeds, subject to banking and tax requirements

Dubai real estate is not risk-free. The developer, location, payment plan and exit strategy all matter.

Can you buy property in Dubai without residency?

Yes. Foreign investors can buy property in designated freehold areas of Dubai without being UAE residents, living in Dubai, or holding a local visa.

Residency and property ownership are separate. However, purchasing qualifying real estate valued at AED 2 million, approximately $545,000 USD, may make you eligible to apply for Dubai’s renewable 10-year Golden Visa.

Potential Golden Visa benefits include:

• Long-term UAE residency
• No local employer or sponsor required
• Sponsorship for your spouse and children
• The ability to live, work, study, and invest in the UAE
• Greater flexibility to remain outside the UAE without invalidating your residency

The property, valuation, ownership structure, and current government requirements must qualify, so the Golden Visa should be considered before selecting the investment, not after the purchase.
