One of the best things you can do when you get a new listing? Open title early.

A recent pre-sale prelim uncovered an IRS lien that was much bigger than the seller expected.

Catching the title issue upfront saved the agent from spending money on marketing and prep before the issue was handled.

Handling title work on the front end can make the whole transaction smoother later.

Words matter…one of the biggest misconceptions in real estate is thinking the wording on a deed is “just paperwork.”

It’s not. 👀

The way title is held can affect ownership rights, inheritance, how property transfers, and what happens later if someone passes away.
