In Central Texas the sun, heat, and sudden storms take a steady toll on asphalt. UV rays dry out the binder that holds the surface together. Hot pavement softens under traffic, oil drips break it down further, and those quick rainstorms work water into any small openings.
Over time the black surface fades to gray—a clear sign the protective oils are gone and the pavement is more brittle. Most lots and driveways here do best with a fresh seal coat every 2–3 years to keep that barrier in place and slow the cycle of cracking and wear.
If your surface is starting to look faded or dry, we’re happy to take a look. Free on-site estimates available.
