I have reviewed the BPO dated 3/28/2026 that you forwarded to me regarding 35025 Solon Rd, 44139.
I find it accurate. In doing my own analysis, I would include 33825 Cannon Rd which sold for $389,000 on 4/2025. It's also a cape cod, 2,118 square feet, on about 2 acres.
It's absolutely a seller's market in Solon; the low inventory supply results in an average of 41 days on the market and year-over-year appreciation at 7-9 percent. I agree the current Market Value should range from $385,000 - $415,000 ( AS IS ). I feel it's probably in the low $400's.
I Just wanted to make sure you were aware of this current off market opportunity being sold at Sheriff's Auction in the Solon market.
