Looking at a manufactured home in coastal Georgia? The cheapest unit on the lot may be the one a bank will not lend on.

Lenders want to lend on something they treat as real estate. A foundation, a home actually affixed to it, with the land being owned, is a lot more desirable for banks.
Then location decides the rest. Insurance, zoning, septic, setbacks and what a county will actually permit can differ between places that are twenty minutes apart.
And the cheapest units are often built to a standard the coastal counties will not take. Anchoring it better does not fix the problem, because the requirement is about how the home was built, not how it was installed. That is a supply constraint that never shows up in a price comparison.
Four answers decide the deal. Who owns the land. How it is titled. Whether it is permanently affixed. What the lender accepts as collateral.
The countertops do not.
