Your insurance estimate may tell you what is damaged, but does it tell you what it will actually take to repair it?

Two people can walk through the same damaged building, see the same conditions, and come away with very different conclusions.

Why? Sometimes, the difference is construction knowledge.

Understanding how a building is assembled can reveal what isn't immediately visible, from hidden damage and access requirements to repair sequencing, related trades, and the work required to put everything back together properly.

In the latest installment of The Experience Gap, we take a closer look at why construction experience can fundamentally change the way a property loss is investigated, estimated, and understood.

Because a good estimate isn't just about identifying damaged materials. It's about understanding what it will actually take to make the property whole again.

Chaos is temporary. Control is Pivotal.

Your insurance estimate may tell you what is damaged, but does it tell you what it will actually take to repair it? Explore why construction experience matters when uncovering hidden damage, understanding repair sequencing, and developing a realistic claim.

A complex property loss can get off track before the full scope of the damage is ever understood.

When a claim is first reported, the information available may be limited. If a significant loss initially appears to be something routine, that early understanding can influence how the claim is assigned and handled as it moves through the insurance company's process. As more information comes to light, the claim may require additional reviews, new adjusters, more documentation, and time for the process to catch up to the complexity that was there all along.

The physical loss didn't suddenly become more complicated. The full picture simply wasn't recognized from the beginning. That's why understanding the entire loss early matters.

Read Part 3 of The Experience Gap to learn more about why the information gathered and questions asked at the beginning of a significant property claim can shape everything that follows.

When choosing a Public Adjuster, experience matters, but not all experience is the same.

Before becoming a Public Adjuster, I spent years working on the insurance company side of the claims process as both a Staff Adjuster and an Independent Adjuster. I inspected losses, prepared estimates, documented claim files, evaluated damage, and supported my conclusions as claims moved through the carrier's review process.

Today, I represent the policyholder, but that experience still shapes how I approach every claim. I understand how information is evaluated after the inspection, what questions may arise, and why thorough documentation matters long after the people at the property have left.

Experience on both sides of the claim provides a perspective that can make a difference when you're the one being represented.

A license is required to be a Public Adjuster. But a license alone doesn't tell you how much experience stands behind it.

Many people can meet the requirements to become licensed. Far fewer have the years of construction, restoration, estimating, and property insurance experience needed to recognize what may be missing from a claim, know what questions to ask, and understand the consequences of decisions made early in the process. That’s the experience gap that Pivotal was built to close.

In Part 1 of our new series, we look at why experience and judgment matter when choosing a Public Adjuster as well as why the license should be the beginning of the conversation, not the end.

The license is the starting point. Experience is the difference.

A public adjuster’s license is only the beginning. Learn why experience, technical knowledge, and sound judgment matter when navigating complex property insurance claims.

A supplemental claim isn't a second claim.

It's a continuation of the original claim.

As repairs begin, contractors may uncover hidden damage, building code requirements, or repair work that simply couldn't be seen during the initial inspection.

That's why supplemental claims exist.

Our newest article explains what supplemental claims are, why they're common, and how they help ensure your insurance claim reflects the full extent of the covered loss.

Chaos is temporary. Control is Pivotal.

Many property owners believe the first insurance estimate is final, but that's often not the case. Learn how supplemental insurance claims help uncover overlooked damage and ensure your settlement reflects the full scope of your covered loss.

Is the first insurance estimate really the final answer?

Not always.

Many homeowners and business owners assume the insurance company's first estimate includes every repair needed after a loss. But hidden damage, building code requirements, and repairs uncovered during reconstruction can change the scope of a claim.

In Part 4 of our The Calm Before the Claim series, we explain:
✔️ Why first estimates often change
✔️ What may be missing from an initial estimate
✔️ When supplemental claims may be appropriate
✔️ What questions to ask before accepting an estimate as complete

The goal isn't to receive more than your policy provide, it's to make sure covered damage isn't unintentionally overlooked.

Your insurance claim estimate may not reflect the full scope of covered damage. Learn why estimates change, what may be missing, and how supplemental claims can help ensure your property is properly restored.

You can't control when the next hurricane will make landfall, but you can control how prepared you are when it does.

Knowing what to do after a hurricane before one ever strikes can help protect your property, preserve critical evidence, and avoid mistakes that could affect your insurance claim.

Chaos is temporary. Control is Pivotal.

When the winds finally stop and it's safe to go outside, most property owners have one question:"Where do I start?"After more than two decades representing homeowners, businesses, churches, farms, ranches, and multifamily property owners, I've learned that what you do during the first 24 hours after...
