Three things worth five minutes each before the weather turns.

One — the attic hatch. Run a hand along the edge. If you feel air moving, it’s unsealed.

Two — exterior foundation vents. Walk the perimeter. Any screen that’s torn, bent, or missing is an open invitation once the weather cools.

Three — the duct register in whichever room runs coldest in winter. Pull the cover, look inside. Dust and gaps at the seam mean conditioned air is leaking before it reaches you.

None of these need a contractor to check. All three are worth a photo for your own records, in case something changes later.

This gap is a quarter-inch. That’s enough.

As nights cool, rodents start looking for a way into anything warmer than outside. A quarter-inch gap at a foundation vent or utility pe*******on is passable for a mouse — half an inch for a rat.

Most homes have two or three of these without anyone knowing. None of them look urgent until October.

Line 1 of a Walnut Creek report: hatch unsealed. Twenty minutes to close it.

The attic hatch is the single biggest, most overlooked air gap in most homes — a direct channel between conditioned living space and an attic that swings from 140°F in August to well under 50°F now that September nights are already cooling off.

Most hatches were never weatherstripped at install. It’s not a defect, it’s just a step that got skipped — and it’s the first place we check on every inspection.

This one took twenty minutes and a bead of sealant. Worth doing now, before the attic starts working against the house instead of with it.

Foil tape on attic ducts fails — slowly, over three to ten years depending on heat exposure. Once it lifts at a seam, conditioned air starts leaking into the attic before it ever reaches the register. We found this on a Bellevue duct run last week — one lifted seam, roughly four inches long, quietly venting cooled air into a 110°F attic all summer. Mastic doesn’t lift the way tape does. Brushed on, it cures hard and moves with the duct instead of peeling off it. Before you consider a bigger system, it’s worth checking whether the one you have is actually sealed. Fremont. 1971 build. V***r barrier gone since before the current owners moved in.

The barrier was probably fine for its first fifteen years. Standard plastic sheeting from that era wasn’t built to last fifty. By the time we opened this crawl space, it had gone brittle and pulled away from the piers in six places.

No emergency. No rodents, no active mold. Just soil moisture with a direct path upward for longer than anyone in the house has lived there.

This attic went from contaminated to clean in two days — here’s every step, in order.

When rodents move out, what they leave behind doesn’t move out with them. Waste-soaked insulation keeps releasing contaminants long after the animals are gone — sealing new insulation over it just buries the problem under a fresh layer.

The order that actually works: remove the damaged material, vacuum and sanitize, seal every entry point with copper mesh and steel hardware cloth, then install fresh insulation. Skip a step and the fix doesn’t hold.

Your AC is fighting the sun. Here’s the layer that helps it win.

In summer, most of the heat in a Bay Area or Seattle attic comes from solar radiation through the roof. Standard insulation slows that heat once it’s already inside — but it doesn’t stop it from getting there.

Radiant barrier is a thin reflective foil that gets stapled to the underside of the rafters. It reflects 95% of radiant heat back out before it reaches your insulation. Attic temperatures can drop 20–30°F on peak days.

Install takes under a day for most homes — rolled out, measured, cut to size, and stapled directly to the rafters.
