What do I do when my landlord forges my name on a lease?

I have worked these cases for years as a forensic document examiner, and the reality surprises people every time. Eviction court is not about finding the truth. It is a procedural fight between attorneys who specialize in winning these cases.

Even if a lease is forged, the police are unlikely to get involved. Proving who actually committed the forgery is difficult, and most of these cases stay in civil court.

Now let’s talk about cost.

Attorney fees can run $5,000 to $10,000. A forensic handwriting expert can cost another $5,000. If you are fighting over a small rent increase, the math does not work in your favor.

Sometimes the smartest move is to negotiate or move.

If you have ever questioned whether a signature is real, you are not alone. I see it all the time in legal disputes, estate cases, and contract disagreements.

In this video, I walk you through five of the most important indicators I use as a forensic document examiner to identify potential signature forgery. These are the same principles used in real casework.

We cover tremors, which often show up when someone is drawing a signature instead of writing it naturally. I explain how slow, hesitant movement creates a shaky line that should not be there.

We also look at unexplained pen lifts. A genuine signature is usually written in one fluid motion, but a traced or simulated signature often has unnatural stops and starts.

Malformed letters are another red flag. When letter shapes do not match a person’s normal writing habits, it raises serious questions about authenticity.

Connections between letters matter more than most people realize. The way strokes join along the baseline can reveal whether a signature was written naturally or pieced together.

Finally, we talk about rhythm. Authentic signatures have speed, flow, and consistency. Forged signatures often lack that natural movement.

A question I get all the time is this: Can a forensic document examiner give a professional opinion from a photocopy, or do you absolutely need the original?

Here is the truth. While originals are always preferred, not having one does not automatically mean you lose your case.

In the United States, courts follow what is called the “best evidence rule.” That simply means we work with the best available evidence. And in many cases, that is a photocopy.

In fact, about 50 to 60 percent of the cases I see involve some form of copy. These are often older documents or files pulled from courthouse records. Courts regularly accept opinions based on this kind of evidence.

Now, there are limits. If the copy is too low in quality, and I cannot clearly see ink detail or letter formation, then I may not be able to reach a reliable conclusion. But when the quality is sufficient, I can still provide opinions ranging from inconclusive to more likely than not.

My advice is simple: Before you hire an expert, have them review what you have. A quick consultation can tell you whether your evidence is strong enough to move forward.

You do not always need the original to win your case. But better evidence always leads to stronger opinions.

The FBI still uses handwriting analysis in real investigations, especially in cases involving fraud, ransom notes, passport forgery, immigration documents, and questioned documents tied to criminal or financial activity.

At FBI Quantico, forensic document examiners use specialized methods and equipment to evaluate handwriting evidence and detect forgery. This work is a key part of forensic document examination and is very different from handwriting psychology, which is often misunderstood and not used the same way in court.

I get this question all the time, especially from attorneys and investigators. The short answer is no.

In real forensic document examination, we need multiple known handwriting samples to establish what is called natural variation. Without that, any opinion can be incomplete or even misleading.

When I analyze a questioned signature, I look at much more than just how it appears at first glance. I examine stroke formation, pen pressure, spacing, rhythm, and overall writing patterns across many verified samples.

This is what allows a forensic handwriting expert to form a reliable opinion that can stand up in court.
