Expanding because “consumer spending is up” can become an expensive assumption.

August 2026 brought a stronger national sales picture:

• U.S. retail and food-service sales increased 1.2% month over month and 6.0% year over year.
• The monthly gain followed July’s revised 0.5% decline.
• Food services and drinking places posted gains of 1.2% monthly and 5.8% annually.

These advance Census estimates are seasonally adjusted, but they are not adjusted for price changes. Higher sales dollars alone do not establish that businesses served more people or earned better margins.

Our takeaway for retailers, restaurants and cafés: use the rebound to sharpen your questions about your own market.

Are transactions increasing, or is the average purchase getting larger?
Does local household spending power support your pricing?
Which competitors already serve your intended clients?
Can your location turn nearby demand into repeat visits?
Will the expected sales cover the operating costs?

A national increase cannot tell you whether a particular address can support your business model.

At Maison RZK, we help clients connect market trends with local demand, competition and location economics before making growth decisions.

Before committing to the next space, test the market around it.

A future neighborhood can change your market before you ever change your address.

On September 15, Fairfax County supervisors approved the framework for the 46.6-acre Reston Town Center North redevelopment, allowing approximately 1,000 residences alongside medical, retail, commercial, institutional and public uses.

Individual buildings still require subsequent review. That distinction matters when planning an expansion.

For location-sensitive businesses, our takeaway is to start evaluating how this development could affect:

• Patient demand for healthcare and dental practices.
• Membership opportunities for wellness and fitness businesses.
• Shopping and dining patterns for retailers and restaurants.
• Competition for existing businesses nearby.

These are potential opportunities that need testing against delivery timing, actual occupancy and the surrounding market.

Before committing to a location, ask:

Who can support the business today?
What additional demand could arrive later?
Can clients reach the site conveniently?
How much demand is already being served?

A business opening before new residents arrive needs a different revenue plan from one opening into an established neighborhood.

Maison RZK helps clients evaluate the market, the trade area and the specific location before making a growth decision.

Prince George’s County is not one market either.

Current countywide figures show:

• 970,374 estimated residents
• $101,798 median household income
• 30.7% of residents age five and older speak a language other than English at home
• 35.2-minute average commute to work

Together, these figures reveal a large, diverse, and highly mobile market.

But they do not tell a dental practice, healthcare provider, restaurant, retailer, or other location-sensitive business which address will perform best.

Household economics vary between communities. Residents follow different travel patterns. Competition is not distributed evenly. Visibility, parking, access, development activity, and population movement can change substantially from one trade area to another.

That is why countywide opportunity must be tested at the submarket and address levels.

Before committing to a location in Prince George’s County, clients should ask:

• Who can realistically reach this site?
• What demand exists within the practical trade area?
• How much of that demand is already being served?
• Does the community fit the business model?
• Can the location support the required revenue?

Choose the submarket before choosing the space.

County data frames the opportunity. Trade-area analysis determines whether the specific location fits the business.

Montgomery County is not one market.

The county has considerable scale and purchasing power:

• 1,074,582 estimated residents
• $132,450 median household income
• 43% of residents age five and older speak a language other than English at home

These figures describe Montgomery County as a whole. They do not describe every community, trade area, or commercial location within it.

That distinction matters for dental practices, healthcare providers, restaurants, retailers, wellness concepts, and other location-sensitive businesses.

A promising county does not automatically make every address promising.

Before selecting a location, clients should examine:

• Population and household growth
• Income and community characteristics
• Competition and provider density
• Access, visibility, and travel patterns
• The number of appropriate customers or patients the location can realistically reach

County data starts the conversation. Trade-area analysis supports the actual location decision.

The better question is not simply, “Is Montgomery County a strong market?”

It is: “Can this specific location reach enough of the right clients?”

The DMV may be one region, but it is not one market.

A quick comparison of Loudoun, Fairfax, Montgomery, Washington, DC, and Prince George’s County shows just how much demographics can shift across a relatively small geographic area.

Loudoun leads in median household income at about $182K. Fairfax has the highest share of adults with a bachelor’s degree or higher at 65%. Montgomery is the most multilingual of the five, with 43% of residents age 5+ speaking a language other than English at home.

For any location-sensitive business, these differences matter. Income, education, language, and household characteristics can influence demand, pricing, marketing, staffing, and ultimately location performance.

The DMV is one region—but not one customer profile.

A great business in the wrong location is still in the wrong location.

Montgomery County has more than 1.07 million residents and a median household income of $132,450—but it is not one single market.

Demographics, income, culture, age, traffic patterns, accessibility and competition can change considerably from one trade area to another. These differences affect who your customers are, what they need and why they choose one business over another.

That is why location decisions should never be based only on rent, square footage or general population growth.

You must understand:

• Who lives and works around the location
• Whether the surrounding population fits your target market
• How far customers will realistically travel
• What competitors already serve the area
• Whether your positioning reflects local expectations
• How visibility, access and parking influence convenience

Location is the address. Positioning is the reason customers choose you.

Maison RZK helps businesses use market intelligence, location strategy and business advisory to uncover opportunities and risks that may not yet be visible.

Before You Relocate Your Dental Practice, Make Sure the Location Is Actually the Problem

When a dental practice is underperforming, relocation can feel like the obvious solution.

Patient volume may be down. Competition may have increased. Traffic patterns may have changed. Some patients may no longer find the office as convenient as they once did.

So the question becomes:

“Do we need a better location?”

Sometimes the answer is yes.

But before signing a new lease, investing in another buildout, or moving an established patient base, ask a more important question:

Is the location actually the problem?

An underperforming practice can have several causes.

The surrounding market may no longer contain enough of the patients the practice is designed to serve.

The patients may still be there, but their daily routines or travel patterns may have changed.

The location may have enough demand but poor access, visibility, parking, or ingress and egress.

Or the market may be strong while the practice’s hours, services, payer strategy, marketing, or operations no longer fit it.

Before relocating, evaluate five areas:

1. Demand — Who lives and works within the realistic trade area?

2. Access — How easy is it for patients to reach the practice from home, work, and their normal travel routes?

3. Competition — Are nearby practices competing for the same patient segment, services, and insurance plans?

4. Practice-market fit — Do the services, hours, pricing, payer strategy, and positioning still align with the surrounding market?

5. Operations — Are inquiries converting into appointments? Is the schedule being used effectively? Is staffing limiting growth?

Then the decision becomes clearer:

FIX : the market is strong, but operations need improvement.

REPOSITION : demand exists, but the practice model needs adjustment.

RELOCATE : market conditions, access, competition, or location economics fundamentally work against the practice.

EXPAND : the current practice is healthy and another market can support additional growth.

A new address should not be expected to solve a problem that has not been properly diagnosed.

At the same time, a practice should not keep fixing operations when the surrounding market has fundamentally changed.

The objective is not simply to stay or move. It is to understand what is limiting performance and make the decision the evidence supports.

Maison RZK helps dental practices evaluate the market, trade area, competition, accessibility, demographics, and business conditions before making a major location decision.
