A cracked fitting the size of a fingernail did all of this. 😳 🔴

We pulled the dishwasher and found the subfloor blackened and delaminating across half the opening, moisture wicked sideways into the neighboring cabinet's toe-kick, and a mineral crust ringing the spot where water had evaporated in the same place over and over.

A gloved finger went straight through the floor.

Rotted subfloor cut out. Joists treated and dried. New moisture-resistant plywood installed. New toe-kick, new compression fitting, everything sealed and leak-tested before the dishwasher went back in.

Category 3 water. The most hazardous classification in restoration. 🔴

Sewage carries bacteria and pathogens that stay viable on porous surfaces for days. This isn't a shop vac and a bottle of bleach.

The full process:

✅ Full containment barrier sealed across the stairway before any equipment came in
✅ Contaminated water extracted with rated equipment
✅ Drywall cut well above the visible waterline wicking always travels higher than what you can see
✅ Carpet, pad, and insulation bagged and removed as regulated waste
✅ Every remaining surface treated with EPA-registered antimicrobial, with proper dwell time and mechanical scrubbing
✅ Air movers, dehumidifier, and HEPA scrubber run until moisture readings hit baseline
✅ Full rebuild insulation, drywall, paint, flooring

Watch the antimicrobial treatment at second 4. That's the moment the room stops being a hazard.

The most common failure in sewage cleanup is leaving contaminated material behind the walls because it "feels dry." Dry isn't clean. That material becomes a mold problem within days, and it's exactly what an adjuster looks for when a supplemental claim gets denied months later.

The Hub at Prairie Towers was ALIVE yesterday for the Cresten Parade of Apartments! 🎉

We sat down with Cassidy Goldstine at Minnehaha Country Club 16 years in insurance, eight in leadership at Aflac before starting her own agency representing 25 to 30 carriers.

Her take on it: insurance isn't a sales job. It's the phone call someone makes when they just lost their job or got a diagnosis, and you're the bridge between them and the carrier.
