As we wrap up Homeownership Month, meet Melody Hosey! (And check out these two 'post-purchase budgeting tips' for when you become a homeowner).

Melody Hosey, one of CCFC's Housing Counselors, joined the team in 2021 as she earned a rigorous HUD housing counseling certification. Housing counseling includes coaching on budgeting and personal finance, eviction prevention, foreclosure prevention, and serving as a liaison between clients and lenders, utilities, etc.

Prior to joining CCFC, Melody worked for the federal government as a legal advocate and as a case manager. Melody appreciates that everything CCFC works toward is centered around helping our neighbors thrive and grow, and she feels encouraged to take a vested interest in her clients and seeing them through their toughest challenges.

Melody hails from Texas but has called Maine her home for nearly 36 years. She and her husband raised two children. They love to garden, knit, fishing, and working on their little farm.

HOMEOWNERSHIP MONTH TIP # 4:

Regardless of circumstance, it's important to include a “satisfactory home inspection” contingency in your purchase offer.

MaineHousing advises that the inclusion of this clause enables you to hire a home inspector for the purpose of doing a thorough structural and mechanical inspection of the home–and remember that you are legally entitled to a walkthrough of the property 24 hours before closing.

Have the inspector check:
⚡️🔥Underground Utilities (well or septic system; sewer, gas, and electrical lines
💦💨 Air and Water Quality Tests (bacteria, radon, lead)

Home inspectors are not licensed, but many are certified which means they have passed an exam and have agreed to abide by standards of practice. Organizations certify home inspectors:

American Society of Home Inspectors (ASHI)
National Association of Home Inspectors (NACHI)

🏘 Now that it's officially summer, CCFC wants to remind homeowners this Homeownership Month to do some regular and semi-annual check-ins on your home! 🏡

𝗦𝗘𝗣𝗧𝗜𝗖 𝗧𝗔𝗡𝗞 𝗖𝗛𝗘𝗖𝗞
EPA and HUD guidelines recommend that you have a septic tanked pumped every 3-5 years.

𝗖𝗔𝗥𝗕𝗢𝗡 𝗠𝗢𝗡𝗢𝗫𝗜𝗗𝗘 𝗗𝗘𝗧𝗘𝗖𝗧𝗢𝗥
The Office of the Maine State Fire Marshall recommends installing at least one detector on every level of your home and within 15 feet of all sleeping areas and near fuel-burning Appliances. CCI offers HEAP assistance with applications starting in August 2026.

Monthly Testing: Press the test button at least once a month, replace batteries every year and expect a detector to last 5-7 years.

NeighborWorks America advises that as part of healthy financial planning to budget for emergency expenses. Use a budgeting tool or app to help plan for heating fuel costs and save money for emergency fuel purchases. Ask your fuel provider about locking in early, set pricing for the winter season.
