Late fall could provide Florida buyers' edge
I've seen the Florida market shift through every season, and late fall consistently reveals unique opportunities for buyers. This year, the state's four largest metro areas are showing a notable increase in inventory, reduced competition among buyers, and prices that have softened—especially in Jacksonville, where home prices are 7.1% below their peak, listings are up by 13.8%, and buyer competition has dropped by 40.6%. Homes are also spending more time on the market, creating a window for those who know when to make their move. Having spent decades mastering the real estate landscape in Miami and Pinecrest, I recognize the subtle cycles that can give buyers an edge—even in a market as dynamic as ours.
