I always see these post or signs in contractors office or FB about low prices and workmanship. And what’s important never gets put on a sign or a FB post.

The post should read.

“The bitterness of poor quality workmanship remains long after the satisfaction of a low price.”

I see this play out every week.

Roofs failing years early.
Repairs that never fixed the real problem.
Scopes written to “get by” instead of get it right.

# Spring Storm Alert: Is Your Insurance Ready? 📋🌪️

Spring storms are almost here, and if you haven't checked your homeowners insurance lately, you might be in for a shock. Insurance companies nationwide have quietly made MAJOR changes to policies that could leave you paying thousands out-of-pocket after a storm.

𝗗𝗼𝗻'𝘁 𝘄𝗮𝗶𝘁 𝘂𝗻𝘁𝗶𝗹 𝘆𝗼𝘂 𝗵𝗮𝘃𝗲 𝗱𝗮𝗺𝗮𝗴𝗲 𝘁𝗼 𝗹𝗲𝗮𝗿𝗻 𝘄𝗵𝗮𝘁'𝘀 𝗰𝗼𝘃𝗲𝗿𝗲𝗱!

Here's what homeowners need to know RIGHT NOW:

✅ New policies often include "cosmetic damage waivers" that won't cover dents or marks to siding or roofing that don't affect function

✅ Many companies have switched to "roof payment schedules" that dramatically reduce payments based on roof age

✅ "ACV on roof only" provisions mean you only get depreciated value, not replacement cost

✅ Higher wind/hail deductibles (often 1-2% of your home's value!) have become standard

✅ Some policies now exclude entire categories of storm damage unless you've purchased special endorsements

Wind and Hail Damage? A separate deductible almost always applies. As insurance premiums rise so might your deductible. Most insurance carriers have gone to a percentage based deductible and a roof payment schedule. What’s that mean??
A percentage deductible is going to be based on the overall value of your home. $300,000 value at 1% is 3000 2% is 6000.00 and so on upto 5%.
The RPS is a roof payment schedule that limits the roof to only pay a percentage of the replacement cost but on an ACV actual cost value.
How does this affect you?
Simply put you have minimal insurance on your roof. If your roof is 10-15 years or older you could expect a 50-60% value on your roof minus the large deductible. For instance $20,000 roof 50% depreciation leaves $10,000 ACV minus $6000 deductible and you’re left with $4000.00 to replace your $20,000.00 roof. Thank your politicians for allowing this crafty move.
That’s why it’s so important to hire an independent who understands insurance policy and loss values before you file a claim and before you hire a contractor.
