You are. Whether you own forty doors or you are still working out whether the first one pencils, it is the same room and the same door. Nobody checks a portfolio at the entrance.

The standing ask has not changed in five years: bring what you are working on. Somebody in that room has done it, or is trying to, or knows who did.

The useful thing about the Storage Mixer is not the b**r. It is who is standing next to you.

Owners and operators who have run facilities through a bad quarter. Investors looking at their first one. Developers, lenders, brokers, and the vendors who keep the doors rolling and the gates working.

Vacant Kmarts. Closed grocery stores. Well-located warehouses nobody wanted.

Trent Overhue turned that into Affordable Family Storage, remodeled by his own crews into more than 1.5 million square feet across six states. He also runs Northern States Investments out of Nixa.

Second-generation retail is the cheapest square footage in most markets and the hardest to underwrite. He is on the CREID storage panel Thursday, September 10, and that conversion math is worth the drive on its own.

If you have never been, here is exactly what a CREID meeting is.

Doors at five for happy hour, which is not filler. That hour is where most of the actual connecting happens.

At six it starts: a local market update, deals brought by the people in the room, and a speaker who has done the thing they are talking about rather than sold a course about it. Out by eight.

Last September we tried something: put everybody in Southwest Missouri who owns, operates, builds or lends on self-storage in one room at a brewery and see what happens.

More than seventy five people showed up. The feedback was unanimous, so we are doing it again.

In 2017 Jonah Hall looked at a Dollar General that had gone dark and saw a storage facility.

That was the way in. He went on to co-found Smartlock Self Storage and scale it past $70 million in assets across seventeen locations, then served as partner, President and Chief Investment Officer at Cedar Creek Capital, where he acquired, exited or repositioned more than $210 million in self-storage. Today he is Co-Founder and CEO of JOURNEY.STORAGE.

He is one of four owners and operators on the CREID panel Thursday, September 10, answering how they got in and what they look for now.

Five years ago this started with a dinner.

Two people talking about commercial real estate, wondering out loud whether anybody else in Springfield wanted the same conversation on a regular basis. About fifteen people came to the first meeting, at Springfield Brewing Company, in August 2021. Name tags, paper handouts, a long table.

Fifty five to seventy five come now, every second Thursday, and it is still free and still open to anybody.

Five years ago today, CREID met for the first time.

About fifteen people at Springfield Brewing Company, name tags on, working off paper handouts. August 31, 2021.

We outgrew the brewery and moved to the Panera on National. We outgrew Panera and moved to McAlister's on Battlefield, where we stayed about three years. This February we moved again, to the Sunshine Event Center, because the room was full.

Fifty five to seventy five people show up on the second Thursday now. Deals get shared in the room. Partners get found. It is still free and it is still open to anybody who wants to be in it.

Thank you to everyone who kept showing up. That is the whole thing. There was never a plan bigger than that.

Next one is Thursday, September 10. Four people who own and operate self storage, taking questions in public: Jonah Hall, Trent Overhue, Wes Litton and Tim Hadley. Happy hour at 5, meeting at 6, Sunshine Event Center in Springfield. Free, as always. Bring somebody who should be in the room.
