Our clients received a very low offer for their home in “as-is” condition.

With a few strategic updates, we completely transformed the space — including installing new LVP flooring, carving out a formal dining room with French doors, refreshing the home with fresh paint throughout and updated lighting, transforming scratched woodwork into crisp white trim, upgrading the kitchen with quartz countertops and freshly painted cabinets, and adding light landscaping and exterior updates to boost curb appeal.

The result was a brighter, more modern home that showed beautifully and attracted significantly more buyer interest. Best of all, these relatively simple updates led to nearly a $170K increase in the final selling price after just a few days on the market.

What a transformation! Outdated garden tub becomes dual shower. Small shower becomes linen closet. Updated color and finishes make the room feel bigger and more spa like. And the cherry on top... homeowner designed and built the custom vanity. Couldnt be happier with this remodel!

Transformation 🏡Tuesday
Reworking a kitchen in a 1916 home means balancing history, function, and flow...and this one checked ✅ every box. The goal wasn’t to modernize it out of character, but to keep it quaint, functional, and true to its time period... while still feeling fresh and timeless.

Working within the home’s original small-space scale, we reworked the layout to greatly improve flow, and added much-needed cabinet storage within the constraints of a small space. Classic finishes that are big improvements, but more true to the time period, help it blend seamlessly with the feel of the cozy, historic home. Updated, much improved, but still very much itself.

A perfect example of how old homes don’t need to lose their soul to gain function.

Transformation Tuesday, Part 2
The reveal 🎉 (from last Tuesday's post).

This master bath gave us more pause than any other space in the house. The layout was awkward, the fireplace complicated things, and we wanted it to feel peaceful and serene, not crowded and forced.

After a lot of planning (and rethinking), we finally landed on a layout that worked. What had become a very dated layout is now calm, functional, light-and-bright spa-like retreat.

So happy with the results!

Transformation Tuesday.... Master Bath, Part 1.

When we bought our 1990s ranch in June of 2023, we got to work immediately on updating the entire house. Everything was finished in less than 𝒇𝒊𝒗𝒆 𝒎𝒐𝒏𝒕𝒉𝒔 — except the guest and master bathrooms.

The guest bath was wrapped up the following February, but the master left us scratching our heads...

❓How could we turn this awkward layout into a serene, spa-like experience we actually looked forward to every morning?

❓How could we make the water closet private without letting it take over the room? If we put it where the shower would be, it would feel like a 12' closet!

❓How could we fit a two-person shower and wet room into the space we had and still accommodate a tub?

❓How could we make the room feel proportionate with 16' high ceilings and not much real estate?

❓And how could we keep the fireplace… and have it actually make sense?

After plenty of measuring, debating, and reimagining, we finally went to work. 𝑺𝒕𝒂𝒚 𝒕𝒖𝒏𝒆𝒅 𝒇𝒐𝒓 𝑷𝒂𝒓𝒕 𝟐.
