$2,556,067 in closed work for a commercial HVAC contractor in Washington, across 19 won deals. Every one of them started as an appointment we set and a meeting they walked into.

The three biggest: $1,050,000 with a maintenance manager, $600,000 with an operations manager, and $340,000 with a head engineer.

Phone, email, LinkedIn and direct mail, every month. We confirm the conditioned square footage and the unit count before the meeting is booked, so your service manager is not spending a morning on a job that was never there. You quote it, you win it.

Growing a commercial HVAC business and your market is still open? Talk to a rep.

The site walk went well. The facility manager liked the layout and promised to take it to finance.

Two weeks later, your proposal is on the CFO’s desk, and you aren’t in the room. They run it through their own model, pull last year’s utility bills, and ask one question: what did this installer assume?

Three numbers decide whether it survives:

The power rate you used, and how fast you assumed it rises
How much of their bill is demand charges. Solar reliably cuts kilowatt hours, but not the monthly peak those charges are based on.
How many years are left on the roof

Then the CFO asks where those numbers came from. Show your sources on the page. The proposal that holds up under a skeptical second read is the one that gets a second meeting.

Full breakdown: https://www.abstraktmg.com/commercial-solar-proposal-three-numbers/

A strong proposal only matters if it reaches the right desk. If you install commercial solar, Abstrakt sets appointments with the owners and facility managers who bring these projects to the CFO in the first place.

No. 8: The Timing Expert.

Arrested Monday. Which, by his rules, was not a good time.

Statement to the arresting officer: "Nobody picks up on a Monday. Or a Friday. Or before ten. Or after three."

Here's the problem: there is no bad time to call an owner who needs the work done. There's only the call that didn't happen.

At Abstrakt, we make the calls at ten, at three, on Mondays and on Fridays, and put meetings with decision-makers on your reps' calendar so they can do what they were hired to do: sell.

Your reps don't want to cold call? Perfect. Ours do.

Call Abstrakt. We'll make the calls. You close the deals.

$2,777,129 in closed work for a commercial roofing contractor in Georgia, across 19 won projects. Every one of them started as an appointment we set and a meeting they walked into.

The three biggest: $1,479,524 with a construction manager, $399,987 with a plant accountant, and $363,000 with an owner.

We build the list, work it by phone, email, LinkedIn and direct mail, and confirm the roof is big enough and old enough to be worth bidding before anyone drives out. Then your estimator is in front of the person responsible for that building. You quote it, you win it.

You walk a prospect's building with the facilities manager, who shows you every door that doesn't lock and every entrance that gets propped open with a trash can, and then you go back and write a solid quote for cameras, access control, and badge readers.

Here's the problem most installers never see coming: the facilities manager who gave you the tour usually isn't the one who approves the quote. That decision sits with someone in finance or operations who has never set foot in the building and will only ever know it through your proposal.

So write the proposal for both of them. Give facilities the specifics they already care about, like which door, what's wrong with it, and what to fix first, AND give finance the two numbers they'll use to compare you against the roof and the parking lot: annual maintenance cost and how many years the system will last. Then get IT to sign off before you mount a single camera, because the whole system runs on their network and they will absolutely notice if nobody asked.

No. 7: The Ride-Along.

Arrested Friday at a job site, holding the crew's cooler.

Statement to the arresting officer: "I like to be out with the guys. Customers appreciate it."

Here's the problem: the crew already has this job. The rep's job is the next one, and nobody is finding it.

At Abstrakt, we make the calls that line up the next job while the crew finishes this one, and put meetings with decision-makers on your reps' calendar so they can do what they were hired to do: sell.

$1,428,793 in closed work for a commercial HVAC contractor in Phoenix, across 26 won deals. Every one of them started as an appointment we set and a meeting they walked into.

The three biggest came in at $530,592, $235,296 and $200,000.

We find the buildings, we confirm the conditioned square footage and the unit count, and we put the meeting on your calendar with the person who owns the problem. Your service manager does the rest.

A property manager calls about one pothole at the entrance. You patch it, they pay the invoice, and you hope they remember your name next time.

Or you spend twenty extra minutes walking the lot and leave them a one-page write-up.

Note where else the pavement is starting to fail. Put a rough cost on what each spot turns into if it waits another season. Tell them what to handle first.

Then check the striping. Under the ADA, when a lot gets restriped, it has to meet current accessible parking standards, and the required number of accessible spaces is calculated per lot. Most property managers have never heard that. It's also the one item on the page that isn't optional.

Now they're walking into their next budget meeting with a plan for the whole lot, and your company's name is on every line of it.

If you run a commercial paving company, we set the appointments with the property managers who make these calls.

No. 6: The Warm Lead Purist.

Arrested Thursday at his desk. The warm tray was empty. The cold one was full.

Statement to the arresting officer: "I'm a closer, not a caller. Send me warm leads."

Here's the problem: a warm lead is a cold lead somebody already called. If nobody makes that first call, the tray stays empty.

At Abstrakt, we make the cold calls that turn into the warm ones, and put meetings with decision-makers on your reps' calendar so they can do what they were hired to do: sell.
