It’s a terrific Tuesday to turn up the volume on “advocacy in action.” I want to give a huge shout-out to Steven DeFrancis, Founder and CEO of Cortland, and to the NMHC team led by Julie Smith, 2026-2028 NMHC chair and President of NMHC, and Sharon Wilson Geno for an incredible evening of “net-weaving.” Governor Brian Kemp and our wonderful first lady of Georgia, Marty Kemp, shared how Georgia was putting housing policy front and center!

Our industry’s thought leaders gathered for a robust discussion of the intersection between housing, technology, and advocacy. Co-chairs James Hamrick, SVP of IT for Gables Residential, and Janine Jovanovic, CEO of LeaseLock, shared the recent achievements of NMHC and the Real Estate Technology and Transformation Center (RETTC) as we transform communities.

Thanks to the generosity of our industry partners and the incredible host, Chris Moreno, Investor and Industry Advisor in CRE/ Proptech, we had a beautiful meal paired with exquisite wines, tying a bow around the entire day.

We work in the best industry on the planet, and success only happens when passionate people do HEART work together.

After an inspiring week at NAA with our extended multifamily family, I came back motivated to make more meaningful moments by showing up in the front row for more of the people I love. From educational sessions to strategic committee meetings and deep conversations in between, I witnessed the power of purpose— that unwavering mission to do what matters most: helping others win, move forward, and thrive in more meaningful ways. I'm reminded that success isn't just about the seats we occupy; it's about the moments we create and memories we make when we show up, stay present, love unconditionally, and make people feel seen and heard.

What we do today is important because we are exchanging a day of our life for it.

Today’s finish strong, feel great Friday focuses on FOLLOW UP! I’m giving a huge shout-out to one of my favorite leaders, Jennifer Natal, Senior Regional Property Manager for Westminster Management, and her team in the Mid-Atlantic region. A few weeks ago, I was the keynote speaker at their annual leadership conference. During my presentation, I featured the book, The Oz Principle, focusing on the importance of owning our work and holding ourselves accountable to “See it, Own it, Solve it, Do it.”

I challenged the team to really pick up the mantle and move their own personal needle. As a speaker, you always hope that your message resonates and makes an emotional connection.

Jennifer sent me these pictures today to show me how her teams in Maryland, Virginia, and DC had embraced the philosophy!!! Needless to say, I’m exploding with mental confetti, and I’m giving her five stars+ for following up and demonstrating leadership in action!

It’s beyond a thankful Thursday when you can celebrate people in their Genius Zone, amplifying success through education. At yesterday’s IREM luncheon, Brian Johnson, CEO of JCAT, reminded us of the power of relationships in his keynote session. Kayla Jacobs of Storage Asset and Terrence Johnson of Cortland received their ARM designation and took the oath of professional ethics. So many of our members were sporting the 70’s theme led by Dave Sayers, SVP of Organizational Development for AMLI Residential, and our 2026 IREM Georgia President, Joseph Lehmuth, Director of Client Services for Greystar. Deborah Westphal is the glue that holds IREM Georgia together, and her energy is solar-powered.

The absolute full heart moment for me was having Kelli Smalls, Service Director for Rangewater, in attendance. It was her first IREM meeting! I discovered Kelli through the Construction Ready program, and thanks to Alison Turner, Chris Moffett, and Leigh Stevens of Rangewater, Kelli has advanced in her career, and the best part is that Kelli develops other service technicians through mentorship and training!

My heart is overflowing with gratitude for organizations like IREM that provide a platform for professional development.

It’s a winning Wednesday full of simple wisdom. My mother was a home economics teacher, and she taught me so many beautiful lessons. She had an unwavering passion for QUALITY, and I remember her saying, “Details reveal character.” In fact, I chuckle now thinking about the times she made me redo something just to make sure I “got it right.”

Practice doesn’t make perfect; practice makes permanent.

It’s been a wonderful week of wins, but today I’m calling this a full-circle Friday as I reflect on yesterday’s Entryway event. Our industry family came together to raise money for additional workforce development and training that ends situational homelessness and provides a pipeline for talent in our industry. As I shared with Debbie Gaffney, my proudest moments are when I can see these young leaders (kids of my “way-backs”) giving back by volunteering their time, talent, and treasure to expand our industry.

Two of my bonus daughters (Lisa Russo and Jessica Tripp) and I shared laughter and reflected on our fun times together. I got giddy goosebumps seeing Joe Wittgen (son of Andy Wittgen) and Nick Cavill (son of Colin Cavill) having fun on the court and raising money for Entryway.

I want to thank the entire City Advisory Board, led by Jack Weissman and Robin Head, and all of our incredible sponsors for doing HEART work to change lives and strengthen our industry.

I could have titled this post: Futureproofing Friday! When you do what you love with the people you love, for the industry you love, you aren’t just futureproofing yourself or expanding your family. We ARE multifamily. Friends are the family you choose!

It’s a winning week, and this Wednesday is all about the “winspin.” Our Rangers are wired to win, and especially our community manager at Covey Homes Kirkland in Covington, Georgia, Melanie Diggs.

Melanie shared her secret for driving renewals and increasing occupancy from 83% to 96% in six short months! Melanie collaborated with companies in her community and created a “wheel of fortune” activity for residents to spin for prizes and other incentives.

We had an incredible day of learning with our Atlanta team as Sydney Wimberly and I led one of our favorite workshops: Building Your Bank of Business.

Of course, we had a fertile learning environment thanks to our great partner HD Supply. Josh White, Andrew Harrison, Eugene Hendrix, Scott Phagan, and Raymond van Beveren were incredible hosts and led a “lunch and learn” to demonstrate how to maximize the yield on the maintenance spend. Topics such as safety, technical training, and inventory control were just a few of the topics that can drive NOI.

Success starts with hungry hearts, open minds, and great partnerships. We are in the best industry on the planet, and together we are winning!

Today’s “masterpiece Monday” is to remind everyone: YOU ARE A MASTERPIECE! I’m celebrating my friend Daniel Strickland, who is exhibiting at the Spoleto Festival in Charleston. Daniel discovered his Genius Zone during the pandemic and has never looked back. Every day is your own personal “canvas” and every brushstroke matters. As we look back over the last six months and look ahead to what we want to create before the year’s end, don’t rush. Be patient. A masterpiece isn’t made in moments – it’s made in meaning!

Every layer of a legendary painting was laid with love, not haste. The greatest gift you can give your canvas is time. My mother was a home economics teacher, and she always said, “Let it marinate.”

Time is how you spend your love. Make your “brushstrokes” count.

Today’s terrific Tuesday is all about celebrating talent, training, and knowledge transfer. A few weeks ago, I had the honor of kicking off Westminster’s Leadership conference and shared with the team that a company that views training as an investment versus a cost will always outperform the competition.

It was there that I discovered Ashley Parrott, Community Manager at Spotswood Commons, taking copious notes. She said she couldn’t wait to get back to her team to share what she learned and help grow her team.

As an educator, nothing makes me happier than to grow great talent! Our industry is going to need more than 100,000 new professionals just to meet the demand over the next decade. Despite AI and all of the technological advances, people crave connection! In addition to human connection, they pay more for experienced professionals who can solve problems the first time.

My mantra is let’s “automate the ordinary, and spotlight the extraordinary.” Today, I’m spotlighting an extraordinary professional who is eager to pay it forward.
