It’s a terrific Tuesday to do what I love for the people I love. It was a great day to be back in Athens and serve as the closing speaker for the 2026 Housing Educators Research Association Conference.

The headline for the day could easily be “two-fold” Tuesday because not only did I tie a bow around the conference, but I also met some incredibly energizing FACS students who were curious about careers in housing. Today was also a day of celebration as Dr. Eunju Hwang, my friend and professor at Virginia Tech, was awarded the 2026 Distinguished Service Award. This award was presented by Dr. Gary Galford (VT) and Executive Director of HERA, Barbara Allen.

The student in the middle left photo is Ryan Black, a UGA Baseball Player from Dallas Texas recognized one of my favorite books by Dale Carnegie, “How to Win Friends and Influence People.” I told the audience that everyone should have Ryan’s mindset. He is wired to win!

Speaking of winners, Professor Sherle Brown, Dr. Kim Skobba, and Dr. Eunju Hwang reminisced about Anne Sweaney’s theory: The Power of Your Waybacks!

When you think of your “waybacks”, who comes to mind? The people who were with you in the beginning of your career. Sherle Brown and I have ECI and the Hirsch family for “weaving” us into each other’s lives.

As you begin your winning Wednesday, look for people who are wired to win. Plug into people with passion; they will always outperform!

Today’s fantastic, finish strong, feel great Friday is dedicated to my foxhole friends at Signature Management. I seriously have enough endorphins that could fuel my Delta jet back to Atlanta!

What percentage of your life is filled with doing what you love for the people you love?

For me, the majority of my time is doing exactly that.

I made a bold decision in 2019 that I would be more intentional about whom I spent my time with and what projects I took on. As simple as it is, I didn’t survive breast cancer to die from stress! Life is simply too short.

Today, I had the honor of teaching one of my favorite classes, Keys to Next Level Leadership to a room full of leaders at Signature Management. I shared with the audience that I was in that room because of my foxhole friends, Kathy Scott and Matt Miller.

The essence of the program is that those closest to the leader impact the leader’s success at every level. We truly hold the “keys” to our success. I shared traits of effective leaders based on IREM’s Job Task Analysis, and one of our activities was to identify our strengths and also our opportunities for growth.

These photos are true examples of leaders developing leaders. Kathy has poured into Matt.

Matt has poured into Sarah Felder and grown her as a regional. Sarah grew Lily Hackbirth as a Community Manager. You get the level of intentionality…

For my foxhole friends as well as so many new friends that I made today, my heart is exploding with mental confetti.

Today was a “five bar/five star” Friday. If you’ve been in one of my workshops, you know this reference.

It’s a terrific Tuesday to turn up the volume on teamwork! Yesterday on my flight from Salt Lake City, I had the distinct pleasure of meeting Charlie and Lisa as they took care of us travel warriors.

You can always tell a high-performing team by these traits: trust, transparency, emotional intelligence, positivity, and a whole lot of hospitality! This duo exuded these qualities. What really stood out to me was their genuine care and eagerness to serve up not just smiles, but an exceptional level of care.

If I walked into your office today, would I discover high-performing teams?
Training teams isn’t a cost; it’s an investment!

We are competing in an experience economy. People will pay more for exceptional experiences!

As leaders, let’s serve up high doses of encouragement.
People will forget what you say, but they will never forget how you make them feel.

It’s a great day to turn frowns upside down. Smile and the world smiles back.

Today’s magical Monday is a result of making memories with great friends over a long weekend in Vancouver, British Columbia!

I often share with my mentees that one of the greatest rewards of working in this industry is that what starts out as business expands into lifelong friendships.

When Lori Tillis from OCCH retired, she asked a question: “What are we doing to stay in touch?” Immediately, a group of us replied, “Let’s make it an annual tradition to meet in a city for a long weekend and pick up where we left off.” That’s exactly what we do; we all put in a city of our choosing and draw it out of a hat.

Last year, we met in Santa Fe and this year’s pick was Vancouver. The city and sisterhood lived up to every expectation. Speaking of expectations, one of our group members, Mary Evans, is expecting her first baby in December but vowed to catch back up once baby Marley arrives.

Our group is called “NO REGRETS,” and if you ever want to be in the presence of phenomenal trailblazing women, spend some time with Kelly Boyer, Karen Graham, Michelle Kirda, Lori Tillis, and Mary Evans!

The laughter, love, and libations filled my heart with mental confetti. TIME is how you spend your love.

Today’s thankFULL Thursday is a result of the HEART work by Erica McLaughlin, Managing Director of the Southwest for Rangewater Residential.

To see one of my favorite leaders bring together a room full of her contemporaries to share their most notable career moments was truly a dream come true. In a recent conversation, I asked Erica what one of her professional goals was outside of Rangewater, and she immediately replied, “Dr. Debbie, I want to host an event where like-minded women can come together and help elevate those coming behind us.” Today was that day!

I also want to give a special shout-out to Gina Davis, VP of Sales and Principal of Enterprise Accounts for Pest Share, a proptech platform that automates pest control, for sponsoring such an elegant lunch complete with Chanel swag!

I offer a hearty thank you to each leader who joined us today and to Erica, Gina, and Debbie Erich (Erica’s mom). Thank you for hosting an event that will be one of my “markers” in my heart.

Today’s “make an impact” Monday is a result of the HEART work that happens through Apartment Life. For everyone who joined us on Thursday evening, I echo a heartfelt THANK YOU.

My heart is always full when I can “weave” winners together for a meaningful cause. I could very easily label this post as a “multiplier Monday” because every dollar that is raised is multiplied 20x!

When residents feel known, noticed, and needed, they renew! Apartment life turns connection into a competitive advantage. The return is real, and it’s relational.

Caring for people is not a cost to the bottom line; it’s the catalyst for it.

I’m beyond thankful that I’m a part of the best industry on the planet. We ARE multifamily, and what starts out as friends inevitably becomes family largely because of Apartment Life.

We are strong together!

Today’s Winning Wednesday is all about winning women and net-weaving!

Recently, I had the opportunity to take a private tour of the Beretta headquarters in Italy as they celebrated their 500th anniversary. Founded in 1526, Beretta is the oldest active fi***rm manufacturer in the world. I have so much more to share about the radical success of this company steeped in tradition, committed to its values, and focused on the long game.

During my visit, I met Manuela Pintossi, who currently runs the leather department that makes all of the gun cases by hand. Prior to overseeing this department, Manuela worked directly for Pietro Beretta as his executive assistant. While on the tour, I asked her if I could take her picture. She was extremely gracious but also insisted that I take pictures of her five-person team. These ladies are responsible for the entire process of making each case by hand. Thanks to my mom, a perfectionist and a seamstress, I recognize quality every stitch of the way.

I could have very easily used this post for “Teamwork Tuesday,” but I wanted to celebrate women helping women. When you shine the light on others, yours doesn’t go out!

Manuela models excellence, and so does her team!

It’s a magical, make-it-happen, motivational Monday when you get to pour into our future leaders. I’m over the moon excited to be a part of the mentoring and coaching program at Geheber Lewis Architects. I recently had a great conversation with Daniel Richardson at GLA, and part of what gave me goosebumps was hearing Daniel talk about how living in an apartment made him a better designer.

My dear friend Michael McGwier, a former executive from Trammell Crow Residential, told one of my classes that he was a better developer because he had to manage what he built!

In my conversation with Daniel, we exchanged lots of great stories about innovation, sustainability, and universal design. We also got a kick out of sharing how important it was in value engineering to really advocate for what the resident would pay for! At the end of the day, it all comes back to value creation.

I’m the luckiest person on the planet because my life is full of wonderful opportunities to pour into the lives of leaders like Daniel. I just finished a call with NMHC’s workgroup on Talent. Tune in to tomorrow’s post on what’s top of mind for industry leaders regarding talent and employee engagement.

What you do today is important because you are exchanging a day of your life for it!

Choose wisely. Don’t just manage your time, manage your energy.

Today's thankFULL Thursday represents more than 2,000 Thursdays for my dear friend Amanda Borgognoni at Fogelman. Actually, Amanda has devoted more than 14,610 days (40 years) to Fogelman and to our industry. My students ask me what's so special about our industry, and before launching into a laundry list of reasons why the multifamily housing industry is the best career on the planet, the #1 reason I always begin with is THE PEOPLE who do HEART work.

In Amanda's case, it's her heart that distinguishes her most. Amanda's generosity, zeal, and integrity make her the standard bearer of excellence in our industry. For four decades, she has shown up with purpose, poured into people, and proven that true leadership is measured not by titles but by the lives we touch along the way.

Amanda, thank you for your loyalty, your love for this industry, and the lasting legacy you have built in this industry. The ripple effect of your work has undeniably impacted residents, teammates, and colleagues across our profession. We are all better because of you.

Congratulations on this magnificent milestone and best wishes for the next chapter…the grandest of all – grandparenthood!
