Forty years in, there are still parts of this industry that can teach us something new.

Our very own Steve Garrett recently moderated a panel on “Capital, Land Strategy, and the Business of Building Florida’s Biggest Communities” at the inaugural Bisnow Florida Master Planned Communities Summit.

It put him in an interesting position. Lucido & Associates has spent more than four decades helping design and entitle many of the Treasure Coast’s major master planned communities. We know what Steve affectionately calls the “fun stuff”: figuring out the right uses, relationships and infrastructure, navigating entitlements, and ultimately helping a community develop its identity.

But none of that happens without the land and capital strategy that comes first.

For Steve, the conversation was an opportunity to peek behind a curtain he hadn’t spent nearly as much time behind — hearing directly from professionals working in land acquisition, capital, sales velocity, and the financial realities that determine whether a vision can move forward at all.

It was also a good reminder that experience and curiosity don’t have to be opposites. You can spend decades becoming very good at your part of the work and still benefit from understanding more about the people, decisions, and expertise surrounding it.

Because the better we understand the entire process, the better equipped we are when it’s time to do the “fun stuff.”

Please join us in welcoming Michele Cavalieri to the Lucido & Associates team!

Michele joins us after earning her Master of Landscape Architecture from the Spitzer School of Architecture in New York City this May — followed by a move south and an introduction to an entirely new landscape here in Florida.

That transition has given her something every designer can appreciate: a whole new environment to learn.

Since relocating this summer, Michele has been exploring her new home and getting acquainted with Florida’s very different plant palette — learning to identify the species around her and thinking about how to thoughtfully incorporate them into her work.

We’re excited to have Michele begin this next chapter of her career with us and look forward to the perspective, curiosity, and design thinking she’ll bring to the communities we help shape.

Welcome to Florida and welcome to the team, Michele!

Please join us in welcoming Chris Parris to Lucido & Associates as our newest Project Designer!

Chris recently graduated from the University of Florida with a bachelor’s degree in Landscape Architecture, bringing with him a perspective shaped by both design education and a very different kind of hands-on experience.

Before beginning his career in landscape architecture, Chris served in the United States Marine Corps as a Heavy Equipment Operator. Today, he’s drawn to the creative problem-solving side of design and the opportunity to watch an idea evolve from an initial concept into a place people can actually experience and enjoy.

That connection between an idea on paper and its eventual impact on a community is what excites Chris most about the profession — and makes him a great addition to the kind of work we do here at Lucido.

Outside the office, Chris enjoys staying active, traveling, and exploring new places.

We’re excited to have him on the team and to see where this next chapter takes him.

Welcome to the team, Chris!

Master planned communities aren’t what they were 40 years ago.

The way people live has changed. What they value has changed. How they move, work, gather, recreate, and connect has changed.

So naturally, the way we plan communities has had to change with them.

Over four decades of planning communities across the Treasure Coast, we’ve watched that evolution firsthand — from more traditional, vehicle-oriented communities to places increasingly shaped around walkability, sustainability, wellness, experience, and connection.

And we’re nowhere near finished evolving.

Technology will change. Market demands will change. Environmental considerations will change. What people expect from their communities will change.

But the opportunity behind all of it remains remarkably consistent:

Create places that work for the people who live, work, gather, and spend their time there.

That’s placemaking.

And whatever the next generation of master planned communities looks like, that’s the idea we believe should remain at the center of it.

Sometimes the people who have been around the shortest amount of time can see things the rest of us have stopped noticing.

As our summer interns wrapped up their time with Lucido & Associates, we gave them one final assignment: Tell us where we could be better.

Not exactly the easiest prompt to present to the people who have been signing your timesheets all summer.

But Ashton, Gunnar, and Hannah took it seriously. They looked at how we work, how we learn, the tools we use, and the culture they experienced during their time here — then challenged us to think about where we can evolve and what’s worth protecting along the way.

Their ideas ranged from exploring AI and emerging technology responsibly to creating better ways to share knowledge across the firm, improving resources for new employees, and making sure we hold onto the traditions and culture that are already serving us well.

We spend a lot of time thinking about what’s next for the communities we help shape. Their presentation was a good reminder that it’s worth asking the same question of ourselves.

Because staying relevant doesn’t mean changing everything. Sometimes it means being curious enough to question what you’re doing, thoughtful enough to recognize what could be better, and wise enough to know what shouldn’t change at all.

Thank you, Ashton, Gunnar, and Hannah, for spending your summer learning from us — and for giving us the opportunity to learn from you, too.

We don't need much of an excuse to enjoy ice cream, but last month National Ice Cream Day seemed like a pretty good one.

Our team took a quick break to enjoy Klondike Bars, catch up with one another, and share a few laughs before getting back to work.

We'll leave you with one important question: What would you do for a Klondike Bar?

Some of these plants have definitely seen better days…

Earlier this year, Florida experienced an unusually severe freeze that impacted landscapes across the state. While many plants are resilient, freeze damage doesn't always appear overnight. In many cases, the full effects take weeks—or even months—to reveal themselves.

That's why we're keeping a close eye on the projects we help shape.

Our team continues to monitor plant health, evaluate how different species are recovering, and work alongside our clients to identify where additional care or replacement may be needed. Every project responds a little differently, and understanding those responses helps ensure these landscapes continue to thrive well into the future.

Thoughtful design doesn't end when a project is completed. It includes paying attention, adapting when nature throws us a curveball, and helping the places we create remain healthy, beautiful, and resilient for years to come.

Every project has the potential to teach us something new.

For Lucido & Associates designer Elly, the Wylder public art installation became much more than a design project—it became an opportunity to grow as both a designer and a communicator.

Commissioned by the Wylder community to fulfill its public art requirement, artist Mark Fuller's vision called for an immersive installation that connects visitors with nature. Towering 14-foot-tall grass blades, hidden ladybugs, and a winding pathway invite visitors to slow down, explore, and experience the landscape in a new way.

Bringing that vision to life required an iterative design process that explored pathway movements, viewsheds, focal points, and the relationship between the artwork and its surroundings. From the earliest site analysis through conceptual design, detailed plans, and ultimately presenting the project before City Council, Elly had the opportunity to be involved every step of the way.

"Designing an installation of this size was such a fun challenge and allowed me to think outside the box. Having the opportunity to take this project from analysis, conceptual design, detailed plans, and ultimately to a final presentation before City Council was an invaluable professional growth experience. It allowed me to expand my technical knowledge and creativity, strengthen my public speaking abilities, and gain a deeper understanding of the public art process.

Seeing the project evolve through every stage was incredibly rewarding and further strengthened my passion for community-focused design. Presenting the project to both City Council and the public was especially fulfilling because it gave me the opportunity to share the vision and impact of the artwork with the broader community."

Parks become the backdrop for so many of life's moments.

Birthday parties under the pavilion. Children racing across the playground. Lunch breaks on a shaded bench. Community events that bring neighbors together. Quiet walks at the end of a long day.

Over time, these moments become memories, and the park becomes part of the community's story.

Memorial Park in Downtown Stuart is one of those special places, and we're grateful to have been part of its transformation. The project also serves as a lasting tribute to our friend and colleague Doug Fitzwater, whose passion for creating meaningful public spaces helped shape not only this park, but countless others throughout his career.

Even as his health declined, Doug continued checking in on Memorial Park's progress. Just a month before his passing, he was still asking for updates, eager to see the project move forward. His dedication to creating places that serve communities never wavered.

As we wrap up our celebration of National Parks & Recreation Month, we're reminded that the true measure of a park isn't found in the plans or the finished project. It's found in the everyday moments that unfold there—the family gatherings, the celebrations, the quiet reflections, and the simple joys that become part of a community's story for generations to come.

Florida's master-planned communities are evolving—and so are the conversations around them.

As our state continues to grow, creating successful communities requires more than adding homes. It means thinking about how people move, gather, connect, and experience the places they live. It means balancing infrastructure, environmental stewardship, market demand, resilience, and long-term community value.

On August 11, Lucido & Associates Partner Steve Garrett will moderate a panel at Bisnow's inaugural Florida Master-Planned Communities Summit in West Palm Beach, joining industry leaders to explore the opportunities and challenges shaping the next generation of master-planned communities.

We're looking forward to a thoughtful discussion about where Florida is headed—and the planning decisions that will help shape its future.

Will we see you there?
