A tape patch is not a proper repair for a cracked water heater catch pan.

During this re-inspection of a new construction home, we checked a cracked water heater catch pan that had been called out during the original inspection. The builder’s response was to cover the crack with sealing tape. That doesn’t address the damage—the pan needs to be replaced.

This is the kind of detail we look for during a home inspection and re-inspection. A new home still deserves a careful, independent review.

Ground erosion behind the slab is more than a cosmetic issue. If soil washes away, the slab may lose support and settle, which can lead to serious cracking over time. Get the cause checked before the damage gets worse.

🚨 New-construction re-inspection reveals a serious safety concern.

In this video, we take a closer look at a ceiling fan positioned extremely close to the top of a closet door. The limited clearance could create a safety risk when the fan is operating or the door is opened.

This was a re-inspection, and the builder has already said they will not correct the issue. New construction still needs an independent inspection. A builder’s process can miss concerns, so homeowners and home buyers should have their own inspector evaluate the home.

🔎 Live inspection find: In the attic of this home, which is more than 50 years old, I found older wood framing members that appear bowed and crooked.

Age by itself doesn’t tell the whole story. The shape and condition of the framing matter, and these areas should be evaluated to determine whether repairs or further review are needed.

🚨 NEW CONSTRUCTION DOESN’T MEAN PROBLEM-FREE!

During this live inspection of a new-construction townhome, we found a large crack running across the garage’s concrete slab—from one end to the other.

That’s a significant concern and not something buyers should ignore. A crack by itself doesn’t tell us exactly what caused it, but it can be related to movement or other issues. Before closing, ask the builder to evaluate it and explain the findings in writing.
