Had the best helper on the truck this week, and he’s still a few years out from a driver’s license.

Spent the day in one of the old brick buildings in downtown Summerville swapping out the fluorescent troffers with my son. Half the ballasts were burnt up, which is what happens when fixtures that old finally give out. Exposed brick, original heart pine floors, and lighting that had been flickering and humming for years.

We could have run a ballast bypass and just changed the tubes, but that leaves you with the same 30-year-old housing, sockets, and wiring holding up the new light. The owner went with full LED flat panels instead. Cleaner light across the whole room, less heat, and nothing left in there to burn out again in two years.

Watching him get the hang of the grid, drop a panel in, and land the connections up in the ceiling was the best part of the day. He’s the fourth generation in the electrical trade, & I couldn’t be more proud.

If your office or shop still has fluorescents buzzing overhead, we can look at whether a retrofit or a full panel swap makes more sense for what you’ve got. My family has been serving the Charleston community since the 50’s, we’d be honored to take care of you too.

Got called out to a studio on Daniel Island this week to fix a ceiling fan install gone TERRIBLY wrong. Whoever put it in before us had wired the fan straight into an old can light box that was never rated to carry a fan’s weight or handle the wobble. They shimmed it against a 2x4 wedged in above for “blocking” and used five different types of fasteners trying to make it hold. By the time we got there, the drywall around it had already started to crack.

We pulled it all out, put in a proper fan-rated box, patched the ceiling, and mounted the fan the right way, safely and built to actually stay up.

This is exactly why licensing matters. A “handyman” saving you a few bucks up front can end up costing a lot more once the ceiling starts giving way. If someone other than a licensed electrician wired up your fan, it’s worth having it checked.

A light that quits working isn't always a burned out bulb. Sometimes it's the only warning you get.

We got called out to a business in Summerville this week because a ceiling light suddenly stopped working. What we found above the ceiling tile was a light kit rigged into an old exhaust fan housing. The wiring up there was burnt and arcing, and the breaker never tripped once.

That's the part most folks don't know. A breaker trips when a circuit pulls too much current. It doesn't do anything about a loose or damaged connection quietly cooking itself behind your ceiling. That connection can smolder for weeks and the panel will never say a word about it.

We pulled the whole rigged setup out and installed a proper exhaust fan with an LED light. Correct fixture, correct connections, no more heat where heat doesn't belong.

If a light or outlet at your place stops working for no clear reason, or you smell something warm near a fixture, don't just swap the bulb and move on. Give us a call or Book Here: https://book.housecallpro.com/book/Lutes-Property-Services/15badc53d4184515aced9412b207f4d9?v2=true

Better a service call than a fire call.

Bathroom outlet suddenly dead? Don't call anyone just yet.

Nine times out of ten in these Lowcountry homes, it's a tripped GFCI- and not always the outlet you're standing in front of. Builders love to run a whole bank of outlets through one GFCI, so the bathroom, the garage, and the back porch can all go dark because one little reset button popped.

Check the garage, laundry room, and any outlet near water for a button that's sticking out. Press it back in firmly until it clicks. That fixes it more often than folks expect.

If it won't reset, or it keeps popping right back out, that's worth a real look- book a call & we’ll get it figured out for you.

Replaced a bathroom exhaust fan in Summerville this week. The old one had basically given up on life, which means it had also given up on its real job: getting the smell out of the bathroom after… business is concluded.

A bathroom fan isn’t just for fogging up mirrors. It’s the unsung hero standing between “everything’s fine” and “who died in there.” When it stops pulling air, that smell just sits. And lingers. And lets everyone know.

Swapped this one for a quieter, more powerful model, same hole in the ceiling, way better suction. House felt better (and smelled better) within minutes.

If your bathroom fan sounds like a jet engine, barely moves air, or you’ve started lighting candles preemptively before anyone even goes in there, that’s your sign. Book here and we’ll get it sorted:

We’ve got a few weekday openings next week, Monday through Wednesday, and storm season’s already here.

If your electrical panel hasn’t been looked at in 10 years or more, this is the week to do it. A loose lug or a tired breaker is one of the quietest causes of a house fire, and a whole-house surge protector at the panel costs a fraction of the AC compressor it protects when lightning hits the grid.

We’re booking panel safety checks across Summerville, Goose Creek, Ladson, Hanahan, and Moncks Corner. Friendly visit, honest look, no upsell pressure.

That chirp. You know the one. Always at 2 in the morning, never at 2 in the afternoon when you could actually do something about it.

This little guy in Pine Forest Country Club has been faithfully nagging its homeowner since the house was built back in 2004. Twenty-two years of beeping every time that 9V battery got tired. We pulled it down, and sure enough, original BRK unit, original game of “find the chirping detector while standing on a kitchen chair in your underwear.”

Here’s the good news. Smoke detectors have come a long way. Some new units come with a sealed 10-year battery, so there’s no more midnight battery hunts and no more setting a reminder in your phone to swap a 9V you’ll forget anyway. When it finally times out in ten years, you just replace the whole unit.

We can usually swap these out same day, quick and clean. If yours is chirping or you just want to know how old they are, give us a shout. Book here: http://bit.ly/BookLutes
