For this week’s What Is It Wednesday, we have a perennial - yellow flowers in an X-shape, reddish and shaggy bark. Be sure to like and follow to keep seeing these!

SOLD | Clearwater Tract - Kershaw County, SC

They say good things come to those who wait, and that couldn’t be truer for the Clearwater Tract…

After nearly 4 years on the market, fellow AFM Real Estate agent Preston Fout brought me in to help market this unique property.

We knew the incredible potential this tract had, including an impressive timber profile, even in today’s timber market.

With creek frontage, bottomland hardwoods, gorgeous large white oaks, and merchantable timber ready to be thinned, it had serious potential for great wildlife habitat.

Together, we overhauled all marketing materials, incorporated new marketing strategies, and made many follow-up calls from previous interested parties.

One of those calls was to Kevin Ard, a fellow real estate agent, who ultimately brought the buyer for this tract.

After many negotiations and nearly 8 months under contract, Clearwater now has a new owner! I know they have big plans for future management, and I can’t wait to see the changes they make.

A huge thanks to Preston for his confidence in me assisting with this sale, thanks to Kevin for his diligence, and a massive thanks to the seller for his patience and trust in us with the sale of his property! Now on to the next!

Thinking of buying or selling land, and looking for an agent that will stay diligent throughout process? Give me a call and let’s talk!

This week’s What Is It Wednesday is a favorite of mine! Alternate branches and leaves, leaves pinnately compound and sensitive to the touch, showy yellow flowers. Think you know this one? Watch to the end for the answer and to learn how to promote it on your property!

Did I call my dog “fat and jobless” on public television? Yes, yes I did.

But he still holds the fort down in the Belser household! Missed this week’s episode of South Carolina ETV Making It Grow? Link to the episode in the comments!

This week’s plant is common in row crops/food plots, has alternate leaves, stout stem, flowers/seeds at end of stem. And don’t come for me when I tell you the value for wildlife at the end… 🫣🤣
