Be honest. When did you last eat in your dining room?

For so many of my clients, it's the most beautiful room in the house and the least lived-in. It's formal, a little cold, and saved for two holidays a year.

This one was designed to be used. The warm wood table pulls up close, the black chairs are sturdy enough for real dinners, and the woven host chairs soften the ends. A low pendant keeps the light where the conversation is. The patterned walls make it feel collected, not staged.

Before a single piece was ordered, my client walked through this exact room in 3D. No guessing, no "I hope it fits."

We hear something like this almost every time a project wraps: "I thought I could live without this. Now I can't imagine life without it."

It's typically the same handful of things in Florida homes that get written off as nice-to-haves, until they're not.

• A pool bath with its own entrance off the lanai. It sounded like overkill until wet swimsuits stopped tracking through the whole house.

• A dedicated home office with a door, real storage, and enough space to work comfortably without taking over the dining table. It can feel like bonus square footage on the plans, until working from home becomes part of everyday life.

• Motorized solar shades that cut the daytime glare and heat, then provide full blackout when you want it. They sound like a splurge until you realize how much more comfortable every room feels.

This is what shows up once you're actually living in a Florida Gulf Coast home, moving between indoors and out as much as we do here.

Save this if you’re building a Florida home and don’t want to discover the must-haves after you move in.

Save this sage green color palette for your next dining room. 🤍

Olive, sage, ivory, ochre, and Sherwin-Williams Mushroom (SW 9587), all pulled from one botanical wallpaper. Add a light oak table, a jute rug, and aged brass lighting, and the room feels collected rather than decorated.

Designing a home in South Tampa or Sarasota where the details actually connect? That's our favorite kind of project at Modern Design Homes.

Green with brass, or green with black iron? Which would you choose?

You can do everything right on a renovation. Stay on schedule, make thoughtful finishes choices, hit every contractor deadline…and still walk in on the last day and feel like something's off.

It typically comes down to the same few things.

- No design brief going in. Just materials and decisions, without a clear picture of what the space needed to feel like.

- Decisions made room by room, not as a whole. Things that looked fine in isolation that don't quite work together once everything's in.

- Skipping the styling layer. Renovation gets you the bones. Design gets you the rest. And in Florida especially, where indoor-outdoor living blurs the line between spaces, that layer matters more than people expect.

Most of this is fixable, but easier to avoid.

The exterior that will never look "dated" in 10 years.

Swipe through — this is the entire palette. Black. Matte white. Warm brass. A few honed limestone textures. Nothing more.

Livable elegance isn't about doing more. It's about choosing the few materials that actually deserve to be permanent — the ones your future self will still walk up to and feel something.

This is the exterior conversation we have with every client before a single material gets ordered: what do you want to feel proud of walking up to in 2035?

Which one are you drawn to — bold black door or soft warm white? We would love to hear!

Most people design a home office backwards — desk first, everything else as an afterthought.

This one started with the wall.

That geometric wood detail wasn’t an add-on. It set the tone for every material choice that followed — the walnut built-ins, the brass hardware, the leather chair that actually gets used, not just styled for photos.

Because a home office isn’t a corner you tolerate. It’s a room you should want to sit in for eight hours.

This is what happens when every layer gets the same attention as the first one you notice.

Modern Design Homes — quiet orchestration, one detail at a time.

How to lose a designer in 10 days 😅 (Spoiler: please don't.)

Lately, my dear Tampa clients have been sending me ChatGPT images of what they think their room should look like. I get it, it's fun! But as an Interior designer I want to say that AI doesn't know your ceiling height, your light, your budget, or how you actually live. Give me the details, and let me create a cohesive space that's truly yours.

Which one have you been guilty of? Drop the number 😅 (No judgment. Okay, a little judgment.)

Your front door already knows what your living room should feel like.

On this new build custom home, the exterior set the direction: crisp white siding, black windows, a warm wood front door. So that's exactly where the interior palette began.

Those wood tones carry inside through the built-ins and furnishings. Soft cream textures and a curved cognac sofa balance the strong gables and architectural lines. One home, one direction, from curb to living room.

Here's what most people miss: exterior and interior finishes usually get chosen months apart, in different meetings, by different people.

That's how a home ends up feeling like two houses stitched together. Coordinating finish selections alongside your builder and architect keeps every moment connected, from the first approach to the rooms you live in every day.

Builders and architects: we fit into your selections schedule, not around it.

Save this for the finish-selection stage of your new build.

Every dining room has one real job: make people want to stay a little longer.

For this Wesley Chapel home, we designed the room around gathering, then layered in the details that make you forget to check the time.

A crystal chandelier that turns an ordinary Tuesday dinner into an occasion
A printed drapery framing the garden view
A deep, dark table softened by unique chairs
A sideboard and still-life art warming up the textured walls

Soft curves. Quiet contrast. Warmth in every layer. Never cookie-cutter.

And yes, this is a 3D rendering. Our full-service clients see their exact room, with their layout and their furniture, before a single dollar is spent. No guessing, no "hope it works out."

So tell me: which caught your eye first, the chandelier or the drapery?
