WHEN SHOULD YOU CONSIDER RELAUNCHING A VACANT LISTING?

Every home is different, but after 15 years in this business, we see the same pattern again and again.

In the first couple of weeks, just watch. Are buyers clicking? Are they showing up? Is the feedback all saying the same thing?

By weeks three and four, look closer. If online interest is low, buyers can't picture the space, or the rooms just don't photograph well empty, that tells you something.

At 30 days or more, it's usually time to reset how the home is presented. New staging, new photos, and fresh marketing give buyers a real reason to look again.

Don't just change the price. Change what buyers see.

When a vacant home has been online for a few weeks, buyers start to scroll past it. They've already seen it, and in their minds they've already decided.

So before cutting the price, it's worth asking a different question: what does this listing look like to someone seeing it for the tenth time?

Sometimes the answer is a lower price. Often it's that the home needs to be seen differently.

Stage it. Rephotograph it. Reposition it. Relaunch it.
