"We'll never take on debt, we're going to pay cash for this."

I hear a version of this sentence from many churches I sit down with early in a project. And I want to say clearly: the instinct behind it is a good one. Avoiding debt out of a desire for financial faithfulness is a real conviction, not a weakness, and I'm not here to talk anyone out of it.

But I do think the conversation usually stops one step too early. The question churches ask themselves is "debt or no debt?" The question I think they should be asking is: "What does waiting actually cost us?"

Because waiting isn't free. It just hides its cost better than a loan does.
Here's the math most committees haven't run: construction costs don't sit still while you save. Inflation has pushed building costs up significantly over the past several years, and there's no reason to assume that trend reverses. Meanwhile, interest rates are known. You can put a number on them. You can plan around them.

Cash reserves, by contrast, are a moving target. If it takes your church three or five years to save what you need today, you may finish that campaign only to find the building now costs 20-30% more than when you started. This means you're not actually debt-free and fully funded. You're just perpetually one step behind a number that keeps moving away from you.

And there's a cost that doesn't show up on a spreadsheet at all: the years your ministry spends waiting instead of reaching the people your new space was built for. That's not a small thing. That's the whole point of the building in the first place.

I'm not telling churches debt is the answer. I'm telling them "cash-only" isn't automatically the conservative choice. Good stewardship isn't about avoiding every form of financial risk, it's about understanding all the risks, including the quiet ones, and making a decision with your eyes open.
