When we are hired to assess home on the market for sale or to rent, Th Home Owner or Landlord typically will limit us and not allow us to look inside walls or inside the hvac system. Where we find most of the issues. Which is one reason, why we have added a mold dog to our tool box. Our mold dog Anna can smell mold coming from the wall cavities and return vents. Which helps our team of mold inspectors to dive as deep as they can based on the parameters set by the home owner or landlord. Once Anna is done, that’s when one of our mold inspectors will perform their own independent inspection and look further into any area that Anna alerted too. Anna’s nose helps us a ton when we aren’t allowed to drill holes and put our cameras inside the walls to see if there is mold. If her nose is smelling mold from a wall…. Then there is mold. She is never wrong.

If people knew what they were signing away…. And what that actually looks like when the builder doesn’t agree with their chosen inspector’s after closing, then maybe we could get some change created to allow homeowners a fair fight if they find themselves in a dispute with their builder after closing.

Anna, our Mold Dog, nicknamed “The Serial Killer”😱 by her Trainer LOVES to hunt down mold. She is an incredible tool that can help our inspectors find hidden mold very quickly and also help our clients who are looking for homes on the market narrow down the least problematic one out of their 3-4 homes they are considering, and had our team go through.

As an expert in litigation cases or someone that is going through their own case, anything you post, anything that can be found on you from your past or present…. Be prepared for it to be found and used in someway against you to make you feel not worthy, or ashamed or that you’re not sick because of mold since maybe you were sick many times prior to moving into the so called home that made you sick. Be prepared for the truth to be twisted and even flat out lies created just to make you feel crazy or second guess yourself and the strength of your case. Going into depositions is not easy. It’s a battlefield! Be prepared for your character, your truth, your personal life prior to mold, your life during mold and now after mold to be attacked and used in anyway that it can be in order to psychologically and emotionally hurt you and make you want to give up. Instead of getting nervous or upset, be the opposite - get EXCITED to be deposed!!! The harder the attack, usually means the more scared they are of how strong your case is.

These two are so funny together. Josh and have worked on many military homes together in order to show the true conditions that our military family’s are living in and being exposed to. While in Florida this week, Josh and Michael taped an episode for Michael’s podcast that will cover not just military homes, but the mold industry and the types of questions he is asked by the defense and the different scenarios he is put in as a testifying expert.

Last year flew by, so much so that we little time to announce that TMI added a mold dog to our team. Meet ANNA. We will tell you her sweet story later in another post. She has been working with our team since June of 2025.

ANNA only goes out with our licensed inspectors so that our clients can have not just a thorough inspection by ANNA but also an additional inspection by a licensed inspector (the same day) that can not only verify if there is mold where ANNA alerted; but to also determine where the source of moisture is that needs to be found and fixed. Mold won’t grow if there is no moisture present. The presence of moisture for more than 24-48 hours creates the environment for mold to grow. Additionally, our inspectors will perform their own independent assessment in order to make sure ANNA didn’t miss any mold as well as they will be able to take samples, check the attic and HVAC and give our clients the reports that they will need to move forward with mold remediation.

Our mold dog currently serves ONLY the Austin, Round Rock, Leander, Georgetown, Liberty Hill, Marble Falls and Lakeway area.
